If I could go back and buy my first home again, I’d stop obsessing over cosmetic details.

Most first-time buyers get distracted by things like paint color, countertops, light fixtures, outdated cabinets, etc…

But those things are usually fixable over time.

What matters more is location, layout, natural light, neighborhood, long-term value, etc…

I think a lot of buyers walk away from great homes because they can’t see past small cosmetic issues.

Your first home probably won’t be your forever dream home…and that’s okay!

The goal is getting into a good property that works for your life and helps you build equity over time.

I stood outside in my driveway this morning thinking about how amazing God has been to me and took the first picture you see above.

Two years ago this month, I became a homeowner and got the keys to my first home.

I remember the nerves. The anxiety. The paperwork. The questions. The doubts.

But I also remember the prayers and my conversations with God. There’s something powerful about having a place that’s truly yours. A space you prayed for. A space you worked for. A space you believed for …and I give God all the glory for it. 🙏🏾

What felt scary at first, turned into one of the greatest investments I’ve ever made and not just financially, but personally. I wouldn’t change a thing. I’ll never look back.

If you’ve been thinking about buying but feel unsure, let this be your reminder that it’s possible. With prayer, the right guidance, the right plan, and the right faith, it can happen.

When you get pre-approved, don’t just ask for the letter. Ask your lender this…

“Can you please send me a closing cost estimate sheet with my pre-approval?”

Then when you receive it, review these 3 things:

Interest rate
Discount points
Origination (lender/application) fees

Next, within 14 days, get pre-approved with 2–3 other lenders and ask for the same thing.

Compare them side by side to see who’s actually offering you the best mortgage deal and not just the lowest advertised rate.

Remember… the QUALITY of your lender matters. Local + reliable is still key. Shopping around can save you tens of thousands over the life of your mortgage.

Save this before getting pre-approved!

Here are my top 3 (speaking from experience) and I provided a few bonus ones at the end!

1. Only budgeting for the mortgage payment!
So many buyers calculate affordability based on just the principal + interest… but forget the rest. 🤦🏾‍♀️
Example: A $2,200 mortgage turns into $3,000+ when you add taxes, insurance, HOA fees, and PMI.
➡️ Always calculate your true monthly payment, not the advertised one.

2. Draining every dollar at closing!
Your down payment + closing costs shouldn’t wipe out your entire bank account.
Example: Buyer brings $15K to the table but leaves themselves with $0 for emergencies, repairs, or surprises in the first 90 days.
➡️ Aim to keep 3–6 months of reserves after closing.

3. Financing all the new furniture!
New home means that new furniture fever hits hard. Trust me, I know!
Example: A buyer walks into their new home and finances $6,000 worth of furniture at 25% APR… adding another $200–300/month to their budget.
➡️ Furnish gradually, and avoid high-interest store credit.

BONUS MISTAKES TO AVOID:

4. Not shopping for homeowners insurance.
One quote can be $2,800/year… another $4,500/year.
➡️ Shop around before locking in your policy.

5. Ignoring home maintenance costs!
Most buyers forget that upkeep is now THEIR responsibility.
➡️ Plan for 1% of your home’s value per year for maintenance.

6. Buying more house than your lifestyle can support.
Just because you’re approved for $450K doesn’t mean you should spend $450K.
➡️ Stick to a payment that lets you live, not just survive.
