🏡 Your “dream home” wishlist might look a little different than it did a few years ago.

Homebuyers are getting more intentional about what they actually need versus what simply sounds nice on a listing sheet.

A huge bathtub? Beautiful, but do you use it?

A formal dining room? Or would that space get more use as an office, playroom, or flex space?

A massive yard? Or would a smaller, easier-to-maintain outdoor space fit your lifestyle better?

The truth is, there isn't one universal list of “must-haves.”

The best home is the one that works for your actual life, not someone else's idea of what a dream home should look like.

And here in Kitsap County, that can mean something different for every buyer.

I have to go to Port Orchard, WA for an “emergency.”

It's pretty serious.

Very urgent matters include my favorite Vanilla Chai Tea at Josephine's Mercantile, a walk along the waterfront, happy hour at Whiskey Gulch, and probably a few stops on Bay Street I didn't technically plan to make.

If the mountain is out, there's also a very good chance I'm taking the long way home.

And if it's Saturday? The Port Orchard Farmers Market might somehow become part of the emergency too.

This is one of my favorite things about living in Port Orchard. You can grab a drink downtown, wander through the local shops, walk along Sinclair Inlet, stop somewhere for a bite, and somehow turn a quick errand into half a day.

Not exactly an emergency, but I'm sticking with my story. 😂

Selling here usually has nothing to do with the house.

People assume you sell because something went wrong. Usually it's the opposite — life changed, and the house didn't.

Empty nesters ready to trade 3,500 sq ft in McCormick Woods for a low-maintenance condo. Retirees chasing sunny winters instead of dark, wet ones. New jobs, big equity gains, or simply being tired of mowing an acre every Saturday.

Sometimes it's not about money or maintenance at all — it's grandkids in another state and one too many missed birthdays.

None of this means you hate Port Orchard. Leaving can be hard when you've built a life here. It just means the house that made sense 10-20 years ago might not fit the life you want now.

Figuring out what's next starts with one question: If we sold, what would that actually allow us to do?

Here’s a quick look at some of the current median list prices we're seeing across the area:
Port Orchard: $664,997
Bremerton: $599,450
Poulsbo: $743,288
Bainbridge Island: $1,649,000
Gig Harbor: $995,000

But price is only one piece of the puzzle.

Our local market update also looks at new-listing prices, price per square foot, days on market, price reductions and increases, inventory, rents, relisted homes, and overall market activity.

Those numbers can tell a very different story depending on which community, and sometimes which neighborhood, you’re looking at.
