Sometimes the biggest part of relocating isn’t choosing the house.

It’s deciding that you’re allowed to choose a different version of everyday life.

That was part of my own move from Michigan to Southwest Florida.

I wanted more time outside, more access to the water, and fewer months planning life around winter.

For someone considering the same kind of change, I’d start with lifestyle before listings.

Punta Gorda, Port Charlotte, North Port, Venice, Englewood, and the surrounding communities can give you very different versions of Southwest Florida.

Sarasota County officials have scheduled a ribbon-cutting ceremony for Snook Haven on November 6th. Snook Haven, is a long time local hangout located off N. River Rd on the Myakka River at 5000 E. Venice Ave., Venice. The Sarasota County park has been closed for major renovations since April of 2025.

The expected ribbon-cutting ceremony will be open to the public and will be livestreamed on Facebook.

The new facility has a new bandshell and performance space, a new fishing pier with repairs to existing docks and other amenities.

Yep! And that's not the only thing that confuses buyers moving to Southwest Florida.

Here's a quick cheat sheet:
📍 CHARLOTTE COUNTY
Port Charlotte, Punta Gorda, Rotonda West, South Gulf Cove, and Deep Creek.

📍 SARASOTA COUNTY
North Port, Wellen Park, Venice, Nokomis, and Osprey.
🌴 ENGLEWOOD? BOTH!

Generally, ZIP code 34224 is in Charlotte County, while 34223 is in Sarasota County.

But here's where it gets interesting...

A home with a Punta Gorda mailing address might NOT be inside Punta Gorda city limits.

And some North Port properties actually say "Port Charlotte Subdivision" on their paperwork!

Why should you care?

Because the actual jurisdiction determines your property taxes, utility providers, building permits, and certain assessments.

Before buying, make sure you know exactly where that property sits.

ANOTHER HOSPITAL FOR NORTH PORT: After not having a hospital for its entire history, North Port has several facilities in progress. Now, AdventHealth has started initial work on an emergency room that could grow into a full hospital.

Venice gets plenty of attention for the beach, but I think the better question is what life looks like once vacation is over.

Can you picture your normal week there?

Grabbing coffee downtown, getting errands done without making a whole day of it, meeting friends for dinner, and still being close enough to the coast to catch sunset when you feel like it.

That everyday piece matters when you’re choosing where to live in Southwest Florida. A community can look great during a weekend visit and still not be the right fit once you think about how you actually spend your time.

Is Wellen Park in a flood zone? 🌊🏡

If you're considering buying in Wellen Park, there's something I want you to know BEFORE you fall in love with that beautiful lake-view home.

Not every property in Wellen Park has the same flood risk.

Yes, Wellen Park has newer construction, engineered drainage systems, and an inland location. Those are real advantages!

BUT...
🌊 A home in FEMA Zone X isn't automatically flood-proof.
🏡 A lakefront lot may have different flood considerations than a home just two streets away.
💰 Your flood insurance requirements may depend on more than the FEMA designation.

And don't forget to factor CDD assessments into your ownership costs.

My advice? Check the specific property, get an insurance quote, and understand the numbers before making an offer.
