🏡 What does a Buyer’s Agent actually do?
Spoiler: It’s a lot more than opening doors and writing an offer.
When I represent you as a buyer, my job is to help protect your interests from the first showing all the way to the closing table.
🔑 Here’s what that can look like behind the scenes:
• Researching properties and helping identify potential concerns before you offer
• Preparing and negotiating your offer — price, concessions, timelines, and terms
• Explaining the contract, deadlines, and what happens next
• Coordinating inspections and meeting vendors at the property when needed
• Getting quotes for repairs, windows, roofs, HVAC, plumbing, septic, electrical, insurance issues, and more
• Reviewing inspection findings and helping you determine what’s worth negotiating
• Negotiating repairs, credits, price reductions, or other solutions
• Communicating with the listing agent, lender, title company, inspectors, contractors, and other parties
• Keeping track of inspection, financing, appraisal, and closing deadlines
• Following up when something doesn’t look right or when additional information is needed
• Doing the final walkthrough and helping make sure the agreed-upon items have been addressed
• Troubleshooting the inevitable surprises that pop up along the way
Some transactions are smooth. Others require multiple inspections, vendor appointments, quotes, addendums, negotiations, and a whole lot of problem-solving.
That’s why buyer representation matters.
My job isn’t simply to help you find a house. It’s to help you navigate the transaction, ask the right questions, negotiate on your behalf, and protect your interests throughout the process.
Opening the door is the easy part. What happens after you walk through it is where your agent really goes to work. 🔑🏠
