Choosing between a waterfront home and a luxury condo is really about finding the rhythm that fits your lifestyle. 🌊🏙️

A South Florida waterfront home can offer more privacy, personal space, and the freedom to shape every detail—from the landscaping and outdoor living areas to dock access and how you entertain. For buyers who value autonomy, that level of control can be incredibly appealing.

That freedom also comes with more responsibility. Coastal upkeep, landscaping, pool or dock care, vendors, security, and staffing are often details the owner coordinates directly.

Luxury condo living offers a different kind of luxury: service, security, and convenience. Building teams typically manage exterior maintenance, package delivery, arrivals, and shared amenities, allowing life to feel more streamlined and lock-and-leave friendly.

Of course, condo living also means association guidelines, shared community spaces, and less individual control over certain decisions.

A design-center appointment is more than a walkthrough. It is where you begin setting the tone for every room: the kitchen you will gather in, the flooring that connects the space, the lighting that creates the mood, and the details that make a new residence feel personal from day one.

The earlier you engage in the process, the more flexibility you may have. Every development is different, so it is important to understand what is included, what qualifies as an upgrade, what customization may be available, and the deadlines involved. For relocators, downsizers and second-home buyers, some of South Florida’s older condos offer a compelling combination: more space, established waterfront locations, beautiful views — and prices well below newer construction.

The opportunity isn’t simply finding an older condo at a low price. It’s finding the right building — one that has addressed inspections, reserves, major repairs and assessments.

And the value gap can be remarkable. In Surfside, an older oceanfront penthouse can be offered around $1.1M, while the newest generation of ultra-luxury penthouses has sold for tens of millions.

Getting into new construction doesn’t have to mean stretching for top-tier prices. 🏡

Buyers looking in Broward County are starting to notice that some gated communities offer homes that feel both fresh and financially within reach. With a variety of layouts and sizes, there’s real choice:

🏡 2-bedroom homes from the mid-$500s
🏡 3-bedroom homes from the low-$600s
🏡 4-bedroom options from the mid-$600s
🏡 Larger single-family homes from the $750s

Plus clubhouses, resort-style pools, fitness centers, and plenty of green spaces built right in. 🌴 The sense of community and security is a major draw, and you don’t have to jump into the ultra-high bracket to get it.

A subtle tip: while the builder’s team is always helpful, it’s wise to have your own real estate expert looking out for your long-term interests. That way, you’re able to focus on finding a spot that truly fits your plans - whether it’s your primary home, a second residence, or a smart investment. ✨

Family-friendly neighborhoods across Miami, Broward, and Boca Raton offer a side of South Florida living that many people do not immediately picture—more space, neighborhood connection, parks, amenities, and homes designed for real everyday life. 🌴⚽️

So, here is a fun question: If Ted Lasso moved to South Florida, where would he live?

After trading Kansas City for sunshine, I imagine Ted would be searching for more than just a home. He would want a place where Henry could settle in and thrive: a backyard for kicking around a soccer ball, parks and recreation nearby, perhaps a community pool, and neighbors who turn a street into a true community.

South Florida is known for beautiful waterfront condos and high-rise living, but there are also wonderful family-friendly options throughout Miami-Dade, Broward, and Palm Beach County. From new construction communities to established resale neighborhoods, buyers can find single-family homes and lifestyle amenities at a range of price points.

I am currently watching two very different new-home opportunities in Broward—one with homes beginning in the $500ks and another offering a more elevated single-family lifestyle. And they are only the beginning.

Over the coming weeks, I will be sharing more neighborhoods throughout Miami, Broward, and Boca Raton through a different lens: places where families can enjoy space, connection, and a lifestyle that feels right for the way they want to live.
