For Collin, Dallas, Denton, Tarrant Counties Combined- Nearly 47% of listings failed last year — expired or canceled. That’s almost 1 out of every 2 homes. The common thread wasn’t bad luck. It was overpricing, waiting too long to reduce, or refusing to address condition and concessions. This is a discipline market. Sellers who miss early signals are far more likely to fail than in prior years.
