1 week with Ava James.

This post is a little late… but cut me some slack — I’ve got twice as many kids as I did a week ago, and let’s just say time management isn’t my strong suit right now.

On 10/19 at 12:38 a.m., God blessed us with a healthy, determined little girl — Ava James— delivered by a healthy, determined Maggie.🙏🏻

Maggie’s labor lasted around 14 hours, and I’ll be honest — about 3/4 of the way through, I started to lose hope. Progress felt slow, and I was convinced we were headed for another C-section. Both the end of the world, but I knew that wasn't what Maggie wanted. But thankfully, Maggie’s determination runs deeper than mine.

Just when I was feeling the most discouraged, something shifted. Both Maggie and Ava seemed to find this extra gear — growing stronger with every push. Ava’s heart rate was humming, Maggie dug in even deeper, and before I knew it… there she was. ❤️

It was beautiful, terrifying, and miraculous all at once. (Also confusing — I’m still not entirely sure how that tiny human came out of that situation. 😅)

Watching Maggie fight through every moment with so much strength and grace was the most inspiring thing I’ve ever witnessed. I’ve never been prouder to be her husband or to be Ava’s dad. We are so incredibly blessed. ❤️

Why a Fed Rate Cut Doesn’t Always Mean Lower Mortgage Rates ‼️👀

Whenever the news says the Federal Reserve might cut rates, a lot of people immediately think: “Great, mortgage rates are about to drop!” But here’s the thing — it doesn’t work quite that directly. ⬇️

💳 The Fed funds rate (the one you hear about in the headlines) mainly affects short-term borrowing — things like credit cards, car loans, and business loans.

📈 Mortgage rates, on the other hand, are much more closely tied to the 10-year Treasury bond — which represents the long-term side of the financial markets.

And here’s where it gets interesting: the market usually prices in what the Fed is going to do before the Fed actually makes the move. 🤔

For example, right now investors already believe there’s about an 80% chance the Fed will cut rates by a quarter of a percent. Because of that, mortgage rates have already adjusted in anticipation. That’s why sometimes you’ll see the Fed announce a cut, but mortgage rates barely budge — or even go up. ‼️

So, what really drives mortgage rates? Mostly two things:

1️⃣ Inflation expectations (are prices expected to stay stable or keep rising?)

2️⃣ Investor demand for long-term bonds (how much confidence is there in the overall economy?)

When investors believe inflation is under control, mortgage rates tend to ease down. If inflation feels sticky, rates can stay higher — even if the Fed is cutting.

🏡 so what does this mean if you’re buying or selling a home right now?

➡️ BUYERS: Don’t sit on the sidelines waiting for the Fed. Mortgage rates move more on inflation and long-term bond demand than on short-term Fed decisions. If you find the right home and the monthly payment fits your budget, it often makes sense to move forward rather than trying to time the market. You can always refinance later if rates come down.💰

➡️ SELLERS: Buyers are watching affordability closely. Even small changes in rates can affect how much house someone can afford. The good news is that rates are already lower than their recent peaks, and demand is still strong. Pricing your home correctly and making it “move-in ready” are the best ways to capture serious buyers. ✅

The bottom line⤵️
A Fed cut may sound like big news… but it doesn’t automatically translate to cheaper mortgages. The bigger story is the broader economic outlook — and right now, both buyers and sellers have opportunities if they play it smart.
