Huge congratulations to my baby cousin Tyler and his amazing girlfriend Skylar on buying their FIRST HOME!!! 🎉🏡

Their journey had a few twists along the way — they found the one early on, but missed out when contracts had already gone out. Instead of giving up, we kept pushing forward… and somehow, that same house made its way back to them!

Then came another challenge when their first-time homebuyer grant fell through. But we weren’t about to let that stop them. I was able to negotiate a strong seller’s credit, and my incredible lender Craig Scharlach at Maximus Mortgage stepped in with an awesome lender credit, and just like that, we got it DONE!

This is exactly why having the right team matters. When things get tough, we find a way to make it happen 💪✨

Once you’re buying a home, your finances are under a microscope 🧐
Avoid these common mistakes that can delay—or destroy—your closing:

❌ Opening new credit cards
Every new account or inquiry can change your credit score and debt-to-income ratio.

❌ Buying a car, furniture, or big-ticket items
Large purchases = new debt + lower cash reserves. Lenders don’t like surprises.

❌ Depositing large amounts of cash
All money must be sourced. Unverified deposits can trigger delays or re-underwriting.

❌ Changing jobs or income
Even a higher salary can be a problem if it changes how your income is calculated.

❌ Missing or being late on payments
One late payment right before closing can impact final loan approval.

❌ Co-signing for anyone
