One of my favorite things to do in real estate is put out a sign on a new listing. It represents a seller’s trust, a fresh strategy and a new opportunity.

But it still doesn’t compare to coming back after closing and pulling that sign out of the ground. That’s when the plan becomes a result.

The sign is officially up at 4228 Wears Valley Road—Lots 161 and 162 in Timber Cove.

For an STR investor, the view is the headline. Round Top anchors the foreground, with higher Smoky Mountain ridges layered beyond toward Meigs Mountain, Blanket Mountain, Thunderhead Mountain and Rocky Top. Imagine a cabin designed around walls of glass, expansive decks and a hot tub overlooking those ridgelines. That is the kind of guest experience that can stand out before anyone reads the first review.

The investment fundamentals include:

• Two lots offered together
• All-paved access
• Previously decked foundation pad
• Four-bedroom septic permit
• Approximately 5.5 miles to Townsend
• Approximately 11 miles to the Pigeon Forge Parkway
• Approximately 20 miles to downtown Gatlinburg

Great Smoky Mountains National Park recorded more than 11.5 million recreational visits in 2025, providing a powerful tourism base for the surrounding STR market.
