💰 Mortgage rates are still sitting near the top of their 52-week range.

As of September 4:

🏦 30-year fixed: 6.89%
📊 52-week range: 5.99%–6.91%
📈 Up 44 basis points from a year ago

Other loan types were also close:

▪️ 15-year: 6.49%
▪️ FHA: 6.44%
▪️ VA: 6.46%

For buyers, a rate change of even a fraction of a percentage point can affect monthly payment and purchasing power.

That's why it's useful to look at the payment, not just the rate headline.

Your purchase price, down payment, loan type, taxes, insurance, and rate all work together.

📲 Send me a price and loan type, and I'll show you what the payment looks like.

📐 Square footage may tell a very different story about home values.

Since the August 2022 peak, adjusted for inflation:

🏠 Under 2,000 sq. ft.: down 16–17% in real dollars
🏡 4,001–6,000 sq. ft.: up 1.8%
🏰 6,001–10,000 sq. ft.: up 15.6%

That's a surprisingly wide spread.

Why does this matter?

Because saying “Phoenix home values are up” or “down” doesn't tell you what happened to a specific type of property.

A 1,700-square-foot home and an 8,000-square-foot estate can experience very different market conditions—even when they're in the same metro area.

📊 Your home's size, location, condition, and competition all matter when determining its current position.

Don't price your home from a metro headline.

📲 Ask me for the price-per-square-foot numbers for your home's size range.

🏗️ New construction just picked up—but there's more to the number.

Maricopa County builders closed 1,055 new homes in August, up 4.4% from July.

When adjusted for the shorter month, that's more than a 9% increase per working day.

New construction's share of the market also climbed:

📈 19.5% in August
⬆️ From 16.3% in July

But don't mistake one stronger month for a complete turnaround.

Year over year, new-home closings are still down 19.5%, and last August's market share was 22.3%.

The new-home median also fell 4.3% to $512,000.

So the bigger story isn't simply “builders are back.”

It's that new construction is showing some short-term improvement while remaining below last year's level. 🏡

🟠 The market isn't flashing red—but it's no longer all green, either.
Cromford's latest breakdown of listings under contract shows:
🏡 94.6% are normal sales⚠️ 3.9% are pre-foreclosures🏦 1.5% are lender-owned
A year ago, normal sales made up 97.5%.
That means the share of distressed transactions is still relatively small—but the direction has changed.
And that's the part worth watching.
Think of it as an early signal, not a crisis. The market hasn't suddenly become distressed, but this shift could become more important if it continues into fall. 📊
For buyers, distressed properties can sometimes create different opportunities. For sellers, it makes understanding the competition even more important.

🔥 Yes, homes are still selling for more than the asking price.

In July, 14% of Greater Phoenix home sales closed above asking price.

That's the exact same share we saw in July last year.

In a market where many transactions involve seller concessions—and where hundreds of listings leave the market without selling—this is an important reminder:

The market isn't treating every home the same. 🏡

Approximately one in seven homes attracted enough demand to create competing offers.

Those homes aren't necessarily the most expensive.

They're often homes that:

🎯 Entered the market at the right price
📍 Matched what buyers were actively searching for
🏠 Stood out against competing listings
⏰ Created urgency early

The first few weeks on the market can make a major difference.

A strong launch can attract attention.

The wrong price can cause buyers to simply keep scrolling. 👀

🚨 The most important market number might be the one nobody is talking about.

It's called the contract ratio.

Simply put, it measures how many homes are under contract for every 100 homes still available for sale.

Why is that important?

Because contracts happen before closings. 📊

That makes the contract ratio a useful way to watch where market activity may be heading.

Here are the latest numbers:

📉 July 2026: 29.71
📉 July 2025: 30.59
📉 June 2026: 33.15

The ratio is down from both last year and last month.

Meanwhile, closed sales and other completed transaction numbers may still look stronger.

That's exactly why leading and trailing indicators can tell different stories.

Closings tell us what already happened. Contracts can help us understand what may be coming next. 👀

📲 Making a real estate decision in the next 90 days? Comment “RATIO” and I’ll send you the full set of leading market indicators.

📊 Here's why the “average” might not describe your home at all.

In July, 62% of Greater Phoenix closings sold for less than the average price per square foot.

Think about that for a second.

More than half of the homes sold were actually below the average.

Why? 👇

Because a smaller number of high-priced luxury sales can pull the average upward.

Three years ago, the average price per square foot was about 8% higher than the median.

Today, that gap is more than 10%.

The median helps show what a more typical transaction looks like, while the average can be heavily influenced by higher-priced sales.

That’s why a metro-wide average can create the wrong expectations for homeowners. 🏠

📍 Your home’s value depends on its location, condition, size, and the homes actually competing for the same buyers.

The average may be a headline.

But your local market is the real story.

📲 Ask me for the median price in your ZIP code instead of relying on the Greater Phoenix average.
