This CNBC headline should actually be “Sellers Learning to Meet the Market”.
Sellers are not pulling unsellable homes off the market – they’re pulling egos off the market. The 2021 Seller mindset has finally reconciled with the 2026 Buyer reality.
At the start of 2026, 45,000 homes that were delisted in 2025 came right back on the market in January. The highest January number in a DECADE, and more than 1/3 came back at a lower price.
2.5% of active listings nationwide for the month of April were actually RELISTINGS from Sellers who pulled their homes in the last 12 months, the highest since mid-2020.
So I just want to clarify that what we’re seeing, what I’m seeing nationally, is not Sellers disappearing. I’m seeing testing, regrouping, repricing, and re-listing.
Homes priced correctly and presented well are still moving. Homes that miss the mark are being exposed much faster than they would have been even a year or two ago. Many of the homes seeing the strongest activity right now are not necessarily the “perfect” homes - they are the homes where Buyers feel the pricing reflects current market realities. That distinction matters enormously in today’s environment.
It’s not a crash. It is real estate.
Frustrated sellers are pulling their homes off the market at an increasingly high pace, as demand weakens and bidding wars wane.
