Looking for a home in Greater Phoenix without an HOA?

I just published a new guide for buyers comparing non-HOA homes in Mesa, Tempe, Chandler, Gilbert and nearby Phoenix/Scottsdale areas.

No-HOA homes can be a great fit if you want more space, RV parking, mature trees, a workshop, a casita or fewer exterior rules.

But “no HOA” does not mean “no rules.”

You still need to check zoning, recorded restrictions, city or county codes, utilities, sewer/septic, flood irrigation, permits and parking rules before you assume the property works for your plans.

Yes - but Chandler is not one single lifestyle.

Downtown Chandler, West Chandler, Ocotillo, Fulton Ranch, South Chandler, and central Chandler all feel different. 🏡

Some areas have HOAs. Some have no HOA. Some offer newer homes. Some have 1950s and 1960s homes with bigger lots and renovation potential.

If you're moving to Arizona or comparing Phoenix real estate, Chandler is worth a serious look - but choose the neighborhood carefully. 🚚

🏡 Greater Phoenix Housing Market Update — May 2026 🌵

The Phoenix metro is not one simple buyer’s or seller’s market right now.

📈 April sales improved
🏘️ Active inventory eased slightly
💰 Mortgage rates stayed elevated
📍 Buyer leverage depends on price point, condition, location, and neighborhood

Bottom line: buyers still have room on stale or overpriced homes, but well-priced homes in strong Phoenix micro-markets are still moving.
