Living in Phoenix means understanding the HOA rules that can affect how you use your home. ☀️

For people moving to Arizona, shade is SO important, and a new Arizona HOA law now limits how HOAs can restrict certain backyard shade structures, including pergolas, gazebos, shade sails, awnings, canopies and umbrellas.

HOAs can still regulate things like size, placement and appearance, but they can’t make those rules so restrictive that homeowners are effectively prevented from adding usable backyard shade. 🙌

For anyone moving to Arizona, buying in a master-planned community or comparing Phoenix real estate, this is exactly the kind of HOA detail you should know before you buy.

Higher rates can push buyers to the sidelines, which can mean **less competition, more price reductions, seller credits and opportunities to negotiate a rate buydown.**

The rate may be worse, but your **negotiating position could actually be better.**
