When I was looking at homes in Barclay Farms, Cherry Hill, I went to an open house that ended up telling me just as much about the neighborhood as it did about the house.

Two women who had lived on the block for 40 years came by and spent some time with my daughters. They had raised their families there, stayed for decades, and clearly loved the community.

They also seemed like genuinely great people, which made an impression on me.

Local spot to know: Tesiny in East Passyunk. 🍽️

Tucked away on Dickinson Street, just off East Passyunk Avenue, Tesiny is the kind of place that makes you appreciate how much good food is packed into South Philly.

It opened in 2025 in a former auto garage, transforming the space into a warm, retro-inspired raw bar and charcoal grill. 🦪 The menu leans heavily into seafood: oysters, crudo, shrimp cocktail, with plenty coming off the charcoal grill, too.

Chef Michael Valent brings experience from Zahav, Good King Tavern and Superfolie, while owner Lauren Biederman is also behind Biederman’s in the Italian Market.

The vibe is polished without feeling overly formal, a great spot for a date night, drinks at the bar, or dinner with friends. 🥂

The headlines are changing, and buyers are paying attention.

We’re seeing more major markets shift away from the seller-dominated conditions we’ve become used to. But that doesn’t mean every home is suddenly available at a steep discount.

Buyers may have more room to negotiate than they did a few years ago, but a well-priced home in a desirable area can still attract strong interest and multiple offers.

The market may be changing. The strategy needs to change with it.

A final walk-through is an opportunity to make sure the house hasn’t blown up or fallen down. That the condition of the home is the same that it was the last time the buyer and their agent visited. That couches didn’t scuff walls on their way out and then nothing got broken.

This one bedroom puts you right in the middle of Old City, on a coveted stretch of N. 3rd Street where historic charm, great restaurants, galleries and some of Philadelphia’s most iconic landmarks are all just steps away.
