Stone Sherick Consulting Group was proud to support the development of the Neighborhood Restorations Preservation Phase 1 Report in collaboration with LISC Philadelphia and MAKE Advisory Services.

The Neighborhood Restorations portfolio presents a pivotal preservation opportunity for West Philadelphia, containing 925 scattered-site affordable homes nearing the end of their affordability compliance periods. The report combines a preliminary LIHTC preservation feasibility analysis with options for non-LIHTC preservation, presenting one coordinated strategy for the preservation and long-term sustainability of these units.

Isabel Harner spearheaded this project, providing underwriting and financial analysis and aligning project assumptions across stakeholders. Map 1 shows the concentration of units that have and will soon reach the end of their LIHTC compliance period and affordability restrictions. Read more of the Report below!

Big things are happening at Germantown Life Enrichment Center!

GLEC has been awarded funding through the PHFA PHARE program, along with additional state resources including PA Local Share Account (LSA) and PHFA HOME-ARP funding to support the continued investment in this important community asset.

These investments will help GLEC continue providing housing, supportive services, recreation, and community programming for Germantown and Northwest Philadelphia.

Stone Sherick is proud to support GLEC in securing these critical funds and raising capital from state and local sources to advance the organization's long-term vision.

Several members of our team recently completed an internal training series focused on strengthening the skills and knowledge essential to affordable housing project management.

The series gave staff an opportunity to learn from colleagues, share practical insights, and deepen their expertise while building greater capacity across our team.

Congratulations to everyone who completed the training! We’re excited to see these skills put into action as we continue helping our clients move impactful affordable housing projects forward.

Another month down and another major step forward at the 17th Street Community Corridor!

As we move through September, the progress on site is becoming more tangible than ever. The building is now standing, giving a much clearer look at what this development will soon become for the North Philadelphia community.

Once complete, the project will provide 40 new rental homes for low-income individuals and families, while connecting residents with supportive services through Pathways to Housing PA.

Seeing the structure take shape is an exciting milestone, and Stone Sherick is proud to continue being part of a project centered around stability, dignity, and long-term community impact.

The Federal Home Loan Bank of New York recently announced its 2026 AHP awardees - and congratulations to one of our PA clients, the Women’s Community Revitalization Project on their award!

WCRP received $2.5 million AHP funding for the Evelyn Sanders Development, which will rehabilitate 71 units of affordable housing in the Fairhill neighborhood in North Philadelphia. WCRP builds housing for families, and the Evelyn Sanders Developments are home to longtime, multigenerational families, especially elderly persons. The award will help critical improvements needed to preserve the existing buildings as quality affordable housing.

More exciting news for our clients this summer! Congratulations to our clients Drueding Center and Germantown Life Enrichment Center (GLEC) on their recent HOME-ARP awards!

The Drueding Center will provide 26 two- and three-bedroom affordable housing units in Olde Kensington for families experiencing or at risk of homelessness, paired with extensive supportive services. The project was recently awarded $5.12 million in Pennsylvania Housing Finance Agency HOME-ARP funding, in addition to $5.76 million in HOME ARP funds from the Philadelphia Housing Development Corporation, and is expected to begin construction in early 2027.

The Germantown Life Enrichment Center will rehabilitate 128 existing SRO units and add 4 newly constructed units, resulting in 132 permanent supportive housing units for homeless individuals. The project has received $2.5 million in Pennsylvania Housing Finance Agency HOME-ARP funding and $5 million in HOME ARP funds from the Philadelphia Housing Development Corporation.

Congratulations to our clients on their recent awards from the PHARE 2025 round! Stone Sherick worked with 9 different clients and received $1.8 million in total awards, serving 3 counties across Pennsylvania.

Funds will be used for unique purposes, from helping new construction of deeply affordable housing to addressing critical renovations for existing buildings to make safety and energy efficiency improvements. The PHARE awards will help serve 102 total units and 53 emergency shelter beds across our 9 awarded clients. We congratulate all our clients and are grateful to be a part of the process!

Stone Sherick Consulting Group congratulates Deliverance CDC, Courtside Video Entertainment, and Philly House on their successful awards in this highly competitive funding round, securing a total of $9 million in RACP funding for these three impactful projects.

Stone Sherick prepared the RACP applications and helped build stakeholder support across Pennsylvania for successful applications for these three projects.

The funding will support three different projects with significant community impact: 56 units of affordable senior housing through Deliverance Gardens, the redevelopment of 118,000 square feet of former industrial sites into a dynamic, multi-use campus for Courtside Video Entertainment, and the continued rehabilitation of the Philly House Welcome Center to help transform the shelter’s service space into a welcoming environment for individuals experiencing homelessness in Philadelphia.

We’re proud to help our clients navigate the strategy, funding, partnerships, and project management required to move projects like these forward.
