🎉 DOUBLE CLOSING, DOUBLE CONGRATULATIONS! 🏡🔑

A big congratulations to my client, Carolyn, on the successful sale of her longtime Clam Lake home at 7765 Cottage Drive and the purchase of her new home at 1394 S. Derenzy Road in Bellaire!

Carolyn built her Clam Lake home and enjoyed it for many years, so this was much more than simply selling a property. It was the closing of an important chapter and the beginning of an exciting new one.

Her new home will be much easier to maintain as she approaches retirement, while also putting her closer to town, shopping and, most importantly, family.

This one required plenty of patience and careful coordination. Before Carolyn could close on the sale of her Clam Lake home, we first needed to find the right replacement property. With limited inventory available, that took some time, but we stayed persistent, found the right fit and successfully brought both transactions together.

Although the recorded sale price will appear below asking, Carolyn’s overall proceeds were roughly equivalent to a full-price sale because the buyers separately purchased personal property included in the transaction. This is a strategy buyer agents sometimes use in an effort to reduce future expenses for their clients, although the assessor ultimately determines the home’s taxable value independently. As a listing agent, the sales price is not always the only number that matters. My focus is on the net proceeds my client receives at closing, and the public sale price does not always tell the whole story!

Congratulations to my sellers on the successful sale of their waterfront parcel on Munro Lake, and congratulations to the new owner as he begins planning his future lakefront retreat!

This property is a great reminder that not every piece of waterfront land is "plug and play." The parcel had some challenges, including wet ground conditions that will require additional planning, permitting, and importing fill before construction can begin. However, those same factors can create an incredible opportunity for buyers looking to enjoy waterfront ownership without paying premium waterfront prices.

Just Closed!
