Saturday Signing in Sonoma County ✍️

One of my client signings from this week: Six deeds prepared to transfer six California properties into a revocable living trust.

Creating a revocable living trust is just step one. For real property you intend to hold in your trust, a deed must be prepared, properly executed, and recorded to transfer title into the trust. Without that recorded deed, your property may not be funded into your trust.

As a registered California Legal Document Assistant in Sonoma County, I provide deed preparation and legal document assistance at my clients’ specific direction. I also provide mobile notary services to complete the signing in one appointment.

Will or trust—which one do you need? 💚

It’s a common estate planning question, but it doesn’t always have an either/or answer.

A will and a revocable living trust serve different purposes, and both can play an important role in a complete estate plan. A properly funded trust can help keep trust assets out of probate, provide for management during incapacity, and give you more control over how assets are managed and distributed. A will can address assets outside the trust and allows parents to nominate guardians for minor children.

The right documents depend on your individual circumstances, your assets, and your goals.

If you already have an estate plan, this is also a good reminder to review it periodically and make sure your assets—especially real property—are titled consistently with your plan.

Two estate plan signings on the schedule today! 📚✍️🏼

The binders are ready, and so are the trust funding instructions—because signing the documents is only part of the process. A trust also needs to be properly funded to work as intended.

As part of the estate planning document preparation process, clients receive trust funding instructions, a Certification of Trust, letters they can use with their financial institutions, and information to help them understand the steps involved in funding their trust.

When a client specifically directs that real property be transferred into their trust, DeedAssure can prepare the deed at the client’s direction and handle the recording.

One of my favorite parts of these appointments is making sure clients leave not only with the documents they’ve directed me to prepare, but with helpful information about the next steps involved in putting their estate plan into place. ❤️

A refinance or HELOC can sometimes affect how title to your home is held.

If your property is titled in your trust, a lender may require it to be transferred into your individual name as part of the transaction. What homeowners sometimes don’t realize is that the property may not automatically be transferred back into the trust afterward.

I see this issue come up regularly.

After a refinance, HELOC, or other transaction involving your property, take a moment to review your recorded deed and confirm that title is held the way you intend.

A signed trust doesn’t accomplish much for your home if the home isn’t properly titled in it.

Review your deed. Confirm your title. Don’t assume.

It’s easy to put important documents on the “I’ll get to it later” list—especially when life is going well.

But planning ahead can make all the difference when an unexpected illness, loss, or change in circumstances occurs.

Whether it’s updating an estate plan, making sure a trust is properly funded, preparing powers of attorney and health care documents, or addressing changes to real property, taking care of these things before they become urgent can provide clarity and peace of mind for you and the people you love.

DeedAssure is making the client experience even easier!

As DeedAssure continues to grow, I’m investing in new systems designed to make the process more convenient and efficient for both clients and referral partners.

Electronic Engagement Agreements:
Clients will now be able to review and electronically sign their DeedAssure service agreements through DocuSign—eliminating the need to print, sign, scan and email contracts back. This will make getting started with DeedAssure much quicker and easier.

Electronic Recording:
DeedAssure has also added electronic recording capabilities, allowing eligible documents to be submitted electronically to participating California county recorders rather than relying solely on mail or in-person submission.

Documents requiring notarization will continue to include an in-person appointment, as required under current California notary law.

These are just a couple of the ways I’m working to streamline DeedAssure behind the scenes while continuing to provide the personal, hands-on service my clients and referral partners have come to expect.

Every experience throughout my career has shaped the way I serve my clients today.

My career began in healthcare, where I worked in both acute care and outpatient settings. Those experiences taught me the importance of compassion, attention to detail, and assisting people through some of life’s most challenging moments with care and empathy.

I later earned my Bachelor’s Degree in Healthcare Administration and my Master’s Degree in Legal Studies while having the privilege of training under an experienced estate planning, trust administration, and probate attorney. That real-world experience gave me a practical understanding of how these documents function beyond the paperwork—helping protect families, preserve assets, and simplify estate administration when they’re needed most.

Today, I have the privilege of serving clients as a Registered & Bonded Legal Document Assistant and Notary Public, assisting with estate planning document preparation, deeds, trust transfer deeds, Affidavits of Death, Deeds of Trust, Promissory Notes, Reconveyances, and other related real estate and estate planning documents.

When appropriate, I can also coordinate notarization and facilitate recording, allowing many clients to complete the process from beginning to end with one trusted point of contact.

I believe legal documents shouldn’t feel intimidating. Whether you’re creating an estate plan, transferring real property, or documenting an important transaction, my goal is to make the process as smooth, organized, and stress-free as possible.
