30 days. No excuses. No putting it off.

Week 1: The Critical Foundation (Where Most Sellers Fail)
Microscopic Clean: Scrub down everything—baseboards, windows, grout lines, and light switches. Buyers equate a spotless house with a well-maintained home. If they spot dirt, they assume you've neglected the big things too.
Ruthless Decluttering: Pack away 50% of everything you see. Clear off kitchen counters, empty bathroom vanities, and thin out the closets. You have to pack it eventually anyway—do it now to create the illusion of massive space.
Tackle the "Invisible" Repairs: Fix the loose doorknobs, dripping faucets, and scuffed drywall you've learned to live with. They are cheap to fix, but mentally exhausting for a buyer to look at.

Week 2: Smart, High-Return Updates (Don't Over-Renovate)
Fresh Neutral Paint: If your walls are heavily worn or painted bold colors, roll on a fresh coat of a bright, neutral shade. It makes rooms feel larger, brighter, and looks flawless in photos.
Hardware & Lighting Upgrade: Lighting is the jewelry of a house. Swapping out cheap, builder-grade or dated fixtures instantly modernizes the entire space.
Honest Flooring Check: Have the carpets professionally deep-cleaned and stretched if they are sagging. If they are past their prime, replace them.

Week 3: The 8-Second First Impression (Curb Appeal)
Power Wash Everything: Blast away the grime on the driveway, front porch, walkways, and siding.
Crisp Landscaping: Put down fresh bark, edge the lawn, and trim back overgrown bushes. Clean, sharp lines matter.
The Main Entry Refresh: Give the front door a fresh coat of paint, replace old locksets, and add a couple of simple, welcoming planters. Buyers form an opinion before they even step inside.

Week 4: Precision Positioning
Purposeful Staging: Don't leave rooms totally empty or crowded. Every space should clearly answer, "What is this room used for?"
Scroll-Stopping Photography: Professional photos are mandatory. Nearly every buyer starts their search online.

Elite Preparation + Accurate Pricing = Market Momentum.
And Momentum = Premium Offers.

5 things in your house that are quietly worth way more
than you think 👇

Most homeowners think value lives in the kitchen and bathrooms. And sure — those matter. But after 25 years of
walking buyers through houses, I can tell you the things that actually make people FALL for a home are almost never the things you'd guess. Save this. Walk through your house. Count how many you
have.

🌳 Flat backyard — buyers pay a premium for a yard they don't have to terrace\

🥫 Walk-in pantry — outranks
granite in every buyer survey I've seen 🛏

First-floor flex
room — most-searched feature 3 years running

🌲Mature trees — 10–15% of total property value, and money
can't buy them

🚸 Cul-de-sac lot — parents will not
negotiate on this

If you counted 3 or more, your house is doing more financial work than you realize.Want to know what your home is actually worth right now? Comment WORTH and I'll send you a free equity
snapshot this week. No pressure. No pitch. Just the math.

I'm Sharon, your local Petaluma agent who'd rather help you understand what you have than sell you something you
don't need.

Buyers ask me this all the time: “When does
my first mortgage payment hit?”
Here’s something most people don’t realize 👇
If you close on a home in May, your first
mortgage payment isn’t due until July 1st.
Why? Mortgages are paid in arrears —
meaning you pay for the month you’ve
already lived in the home. So when you close
in May, you skip June entirely. First payment
lands July 1.
That’s 6+ weeks of homeownership before
your first mortgage bill ever arrives.
What can you do with that breathing room?
→ Cover moving costs without dipping into
savings → Buy the furniture you actually want
→ Pad your emergency fund back up → Or just
exhale for the first time in months
