No pitch. No listing presentation. No “have you thought about your home’s value?”
I mailed this card to a very specific group of Petaluma, CA homeowners because their home matches exactly what my buyer is looking for. That’s it. That’s the whole reason.
My buyer is ready to go, and they’re not looking for a deal. They’re looking for the right house in the right neighborhood, and I think it might be yours.
The other side of this card says it plainly: I’m not here to represent you as a seller. I’m here because I have someone who genuinely wants to buy your home.
Sometimes the best transactions start with a simple question. “Would you consider selling?”

I received two calls today from this mailing of 163 postcards. I have an appointment to view one of the homes next week. When there’s no inventory that fits a buyer’s needs, I go straight to the source.

Coming Soon sign = we’re almost done ✅ My client’s offer was accepted 5 days ago. The appraiser just left, inspections are wrapped, and we’re moving through escrow on a home that was never publicly listed. This is what happens when your agent is actually in the market, not just on it.

I will not represent buyers on my own listings.

Even though it is legal in California, individual dual agency puts one person in the middle of two opposing goals. That goes against human nature. No matter how ethical or experienced an agent is, it is unrealistic to believe one person can fully advocate for both sides without compromise.

I would rather lose a commission by encouraging a buyer to use another agent than ever have a client wonder if they were fairly represented.

My sellers deserve an agent whose only job is to push for their highest price and best terms. Buyers deserve an agent whose only job is to protect their interests, strategy, and leverage.

Clean representation creates cleaner deals, smoother escrows, and far more trust long after the transaction closes.

One of my favorite things about living in Petaluma, CA is its proximity to San Francisco. It’s just a 35-minute drive from the iconic city's lively music and food scenes. We’re home from a fantastic night out in the Mission, with dinner at Curio and a show by Chuck Prophet and His Cumbia Shoes at The Chapel. 🎶
