One of the least exciting parts of homeownership might also be one of the most useful:

Knowing how your house works. 🏡

You don't need to know how to fix everything yourself. But there are a few things you really don't want to be figuring out for the first time during an emergency.

💧 Main water shutoff: Know where it is—and make sure you know how to operate it.

⚡ Electrical panel: Take a look at those labels. Do they actually match what's on each circuit?

🔥 Gas shutoff: If your home has natural gas, know where and how it shuts off.

🌡️ HVAC filter: Know what size you need so you're not standing in the store staring at 47 nearly identical filters.

🚰 Exterior faucets: Find out whether they have separate interior shutoffs before freezing weather arrives.

And one more:

📱 Know who you'd call when something is beyond your DIY abilities.

These are incredibly boring things to figure out on a random Thursday.

They're considerably less boring when there's water pouring somewhere it shouldn't be. 😬

So here's a little homeowner homework for the weekend: take 15 minutes and get to know your house.

Your home doesn't need every buyer to love it.

And when you're selling, that's an important thing to remember.

Some buyers want character. Others want everything brand new.

Some dream about a big yard. Others see a big yard and immediately start calculating how long it'll take to mow. 😄

The goal of good real estate marketing isn't to convince everyone that your home is perfect.

It's to understand what makes your home appealing, present those things well, and help the buyers who are looking for exactly that recognize it.

That's also why we don't believe every listing should be marketed exactly the same way.

A 1920s bungalow has a different story than a new construction home.

A lake property has a different story than a house in the middle of town.

A home with a huge workshop, an incredible backyard or an unusual layout may have a more specific buyer—but those features can be exactly what makes the right buyer stop scrolling.

Every home has something different to offer.

Last week we talked about the market being a little quieter as everyone settled into back-to-school routines.

This week? Buyer activity picked right back up. 🏡

For the week ending August 22:

🏠 123 new listings
🤝 98 homes went pending — up 14%
🔑 95 homes sold — up 6%
⏱️ Days on market dropped to just 11 days

New inventory stayed almost exactly where it was the week before, but more buyers made decisions—and homes moved considerably faster.

That’s why we keep coming back to the same point with these updates: one week never tells the whole story.

The Greater Peoria market continues to move, and when a home is priced and positioned well, buyers are still responding quickly.

Sometimes the best real estate advice we can give you is:

Not yet.

Don’t list the house yet.

Don’t spend the money on that renovation yet.

Don’t write an offer just because you’re afraid another house won’t come along.

Don’t stretch your budget to make a home work.

And don’t sell simply because someone told you it’s a “great time.”

Real estate is our business. But that doesn’t mean buying or selling is always the right answer.

Sometimes you need more information. Sometimes the numbers don’t make sense yet. Sometimes there’s something worth addressing first.

And sometimes you’re simply not ready.

Our job isn’t to get you to a closing table as quickly as possible. It’s to help you make a decision you’ll still feel good about afterward.

Back-to-school week brought a little slowdown to the Greater Peoria real estate market. 🏡

For the week ending August 15:

🏠 124 new listings
🤝 86 homes went pending
🔑 90 homes sold
⏱️ Median days on market: 18

Listings, pendings and closings were all down slightly from the week before—but homes actually moved faster, with days on market dropping from 21 to 18.

That’s why we don’t put too much weight on any one week.

Schedules change. Vacations happen. School starts. Holidays affect closings. The better question is what the market is doing over time—and right now, buyers are still buying and well-positioned homes are still moving.
