I’m a landlord. It’s a tough business. I had a tenant, Mr. Johnson. he was never late on rent for 5 years. Then, the checks stopped. I went to his apartment. He didn’t open the door. I used my key. The apartment was empty. No furniture. Just a mattress on the floor and Mr. Johnson sitting on it. “I’m sorry,” he said, looking down. “My fiancé got sick. The medication… I sold everything. I’ll leave today.” I looked at the empty room. I went to my truck. I grabbed my tools. “I’m not kicking you out,” I said. “But I am lowering the rent.” He still looked terrified. “I’m lowering it to $0 for the next six months for you.” He started to cry. “And,” I added, “I’ve got an extra sofa in storage. And a table. Let’s get this place looking like a home again.” That was 2 years ago. His fiancé recovered & they’re married now. He’s back on his feet. He insists on paying me double rent now to "pay back the debt." I put the extra money into a fund for other tenants who struggle.
A roof over someone’s head is a business. Keeping a roof over their head when they’re drowning in this world? That’s a duty.

Another successful transaction! We were able to help a seller AND a buyer!

I received a call from a lady who needed to put her mother in assisted living. Her mother had dementia and it was becoming very difficult to take care of her. She had to sell the house for cash and show that the money was in the bank in order for the assisted living facility to accept her. I was able to find out what she wanted, looked at the house, agreed on a price, and put it under contract.

Meanwhile, a house flipper had just finished selling a flip down the street from that one, and was looking for another one. He wanted to close quickly so that he could start working on it. We agreed on a price, I brought all the documents to the title company, and it closed in two weeks!

If you are making a profit when selling your house, you may be subject to capital gains tax. (For example, you sell with a realtor to a buyer who is financing, or if you sell for a cash offer).

You will want to know how much it will be, so you can make a better decision, and it can be complicated to figure out.

This article explains it as simple as I have found, to help you make your decision!

To lessen the damage from capital gains tax, you could consider doing a 1031 exchange, or selling with financing. Contact me if you want more info.

Today is a holiday so I won't be doing business, but I wanted to put this out there for you to think about, and we can talk tomorrow if you'd like. Happy Independence Day!

I'm not sure how many of you know, but since I've been in Pensacola, I have flipped 12 properties. I love doing it. No, I don't do the work myself, I pay some very talented contractors to do that. You may have seen some of the before and after photos that I've shared on Facebook. And I plan to flip more.

To work on the flips, I borrow funds to purchase and repair the property, then sell the property and return the funds with interest. I pay from 6%-8%. All loans are secured by real estate, and processed through a reputable title company that has a real estate attorney in-house.

I am now looking for two additional funding partners for my next deals. The previous projects ranged from $40,000 to $240,000 and I complete the projects in 3-12 months.
