🏡 Important Changes for Home Buyers and Sellers Starting August 17th! 📅

Starting August 17th, some new rules are coming to the home-buying and selling process. Compensation of Realtors has ALWAYS been negotiable, that's not changing. The way compensation is displayed is changing along with a few other things. Many of us have already started implementing the new changes, so here’s what you need to know:

For Home Buyers 🏠:
Before a realtor can show you any property, you'll need to sign a Buyer Representation Agreement or a Buyer Agency Agreement — this is now a must! Whether for a specific house, a certain number of days, or an exclusive deal, it must be signed first — no exceptions. This agreement officially connects you with an agent for a set time, explains how they’ll be paid, and lists their responsibilities to you. Remember, just like sellers hire agents, buyers do too. Buyers can ask the seller to pay their Buyer Agent fee, the same as you can ask sellers to pay your closing costs. Your real estate professional's expertise and time are valuable, just like any other professional service.

For Sellers 🏡:
You can still cover the buyer’s agent fee for a buyer, that fee just won’t be shown in the MLS anymore but should be in your listing agreement with your Realtor. You can still offer concessions to a buyer. You should always have a conversation with your real estate professional about how best to handle and navigate your particular situation.

For Everyone 🤝:
Be informed and ready for these changes! A good real estate professional is your best ally, guiding you through the home-buying or selling process with ease. After all, buying or selling a home should be a joyful experience!
