Fun Fact Friday. The Blue Angels fly out of Pensacola.

NAS Pensacola has been the team's home base since 1955. If you are stationed here, you may catch them training overhead.

A big part of choosing where to live here is the commute to NAS Pensacola or Whiting Field. That is something I help my military clients sort out before they ever pick a neighborhood.

You can buy a house you have never stood in. Carefully.

Many of my buyers are still at their last base when they find a home. They cannot fly in for showings, and they should not have to. So I walk the house for them.

Get pre-approved before you tour.

If you are buying your first home, this is the step most people skip, and it is the one that changes everything after it.

Three reasons it matters:

You know your real budget before you fall for a house.
You do not spend weekends touring homes you cannot buy.
When you write an offer, the seller knows you can close.

It is a short conversation with a lender. If you are using your VA benefit, a VA lender can walk you through what you qualify for and what the cash to close looks like. That is why I ask for a pre-approval before we start touring. It protects your time and your money.

Martes de Tacos. La inspección y la tasación no son lo mismo, y mucha gente las confunde.

La inspección revisa la condición de la casa: el techo, la plomería, los sistemas. Es para ti, para que sepas qué estás comprando.

La tasación la pide el prestamista para confirmar el valor de la casa. Con un préstamo VA, el tasador también revisa que la casa cumpla los estándares mínimos de la propiedad.

Cada una responde una pregunta distinta, y las dos importan antes de cerrar. Lo que pasa con la tasación es entre el comprador y el prestamista, y yo te explico cada paso para que no te sorprenda nada.

Explico todo el proceso en español, del préstamo VA al cierre. Pregúntame cuál necesitas y cuándo. Un paso a la vez.
