SOLD โ and this one has a story. ๐ก
This property at 232 Alton Rd in Perdido Key had already been through quite a journey before I got involved.
The owner originally tried selling it himself for $200,000.
He then worked with a wholesaler who started around $225,000, eventually dropping the price to $185,000.
When I reached out to the owner, he told me he would be happy with $195,000.
So before talking price, I pulled the comps.
I told him I believed the property was worth considerably more.
We put it on the market for $249,900.
Within 7 days, we had an offer for $245,000 โ but unfortunately, the buyer's financing fell through.
From there, we had roughly 30 showings and it took more than two months to get our next offer.
This time?
FULL ASKING PRICE. $249,900.
And here's the part I really want people to understand:
The seller was willing to pay for professional representation.
At 6% total commission, that's roughly $14,994 in commission.
But compared with the $195,000 he originally told the wholesaler he'd accept, the difference is approximately $39,900 more before other closing costs.
That's the point.
Sometimes people try to save money by avoiding professional help when buying or selling real estate.
But the cheapest option upfront isn't always the option that puts the most money in your pocket at the end.
My job isn't just to list a house.
It's to know the market, analyze the numbers, position the property, negotiate, and help my clients make informed decisions.
If you're thinking about buying or selling and want to know what your options actually look like, send me a message.
I'll help you figure out the numbers before you make a move.
Another one SOLD in Perdido Key. ๐
