This one still makes me laugh…

I played baseball here in Goffstown when I was a kid, and they used to give out packs of hot dogs if you hit a home run.

So yeah… I was a short, chubby kid swinging as hard as I could 😂

But honestly, it’s memories like that that make towns like Goffstown special. It’s more than just houses—it’s the experiences people have here.

The closing costs buyers always forget about?

Transfer tax and prorations.

Let me break it down—because these will catch you off guard if you're not prepared.

In New Hampshire, the real estate transfer tax is $15 per thousand, split evenly between buyer and seller.

That means you, the buyer, are responsible for $7.50 per thousand on the purchase price.

But that’s not all.

Prorations are almost always overlooked. If there’s oil or propane left in the tank—or outstanding condo fees—you’re buying those out at closing.

So if the oil tank is half full, you’ll pay the seller for that based on current market rates. Same goes for propane or prepaid HOA dues.

It’s not a dealbreaker, but it is something smart buyers plan for.
