Not all real estate transaction are easy or smooth. Exhibit A, the home below. We just got CTC and are about a week late, reason being...well I will explain.
I met this great couple from Michigan, who are from Ohio and wanted to buy a home to fix up the way they want it before they retire.
We were fortunate to find a home that is awesome and exactly what they wanted. We quickly got a contract ratified and off to the loan officer. Everything was going smoothly, appraisal was fine, but then the UW made it subject too an unfinished addition being completed. As we contemplated what to do, the loan officer begin working on a HELOC for the buyer, but continued to work on the appraisal. After a week, we were able to get some clarification, UW accepted it and off to final review.
Next, the buyer found out that the city did not have any information on some important documents. Spoke with the selling agent, who in turn spoke to the seller (who inherited the home) and they worked on what was needed. The city reviewed the info and was able to make everything work.
Lastly, the buyer could not get the insurance he needed. He called me and said he was pulling his hair out. I reached out to him and shared a contact with him. He replied he got what he needed in 10 minutes and the CD was out and signed.
During any transaction there are usually ups and downs, but there is nothing more satisfying then getting it to close. It always great to have smooth transactions, but more importantly is working with great people from the loan officer, to title, to selling agent, and everyone else involved.
