1๏ธโฃ Take down family photos and personalized decor.
You want your buyers to come in and envision their family and their lifestyle in the home. Declutter. Declutter. Declutter. Show off all of your counter space. Remove appliances from the counters. This is even more important if you have minimal counter space, youโll want the counters clear to make it look larger. Keep dressers, side tables and bathroom counter decor to a minimum. Clean out those closets! Yes, buyers are absolutely going to take a peek inside. You want them to see the space and that there is ample room for storage. Overstuffed and cluttered closets tell buyers storage is at a minimum, and may be a deal breaker.
2๏ธโฃMake sure each room has a purpose.
Formal living rooms, bonus rooms, office space.. etc. If you have a flex room or a catch all room put a little work into defining the space. Use what you have. Make it a clear playroom, office, sitting room, media room.. etc. Buyers are thinking about a lot of things when doing their walkthrough. Thinking about what to do with an awkward space could sway them to another property.
3๏ธโฃWe all LOVE a big comfy oversized sectional, right?
Or a King sized bed? Even if it means stuffing it into a space thatโs too small just for the sake of comfort? Iโm guilty of this myself.. However, all that tells potential buyers is the rooms are tiny and modern furniture wonโt fit. Maybe separate that sectional or take part of it out of the room all together. Same goes for kitchen dinette sets and dining room furniture. Of course we are cramming a family of 8 into a kitchen that comfortably seats 6. If buyers see this, they assume they will outgrow the home.
4๏ธโฃFinish off with a good deep clean.
Baseboards, behind toilets, window wells.. etc. You can do this yourself or hire a cleaning crew to come in and get the job done. Clean the hardwoods, shampoo the carpets. Touch up the woodwork. You want to show your house at its best to get top dollar. If potential buyers see a cleaning nightmare, they may wonder how things have been maintained behind the scenes. Stay away from air fresheners, they give off the allure you are trying to mask another odor (pets, mold, smoking..etc).
5๏ธโฃFinally, if you have painted your home yourself...
and didnโt tape ๐ซฃ and it looks less than professional. You may consider repainting. If you have very specific wall treatments or very bold colors, you may consider repainting to neutral colors. It makes the home appear fresh and airy. Buyers will see having to paint a whole house as a project they may not want to tackle. Especially if they are budgeting for a down payment.
