Great news for homebuyers! 🎉
The Homebuyers Privacy Protection Act (signed into law in September 2025) is now in effect as of March 5, 2026.
It targets "trigger leads": When you apply for a mortgage and a credit pull happens, credit bureaus have been selling that info to other lenders—leading to a flood of unsolicited calls, texts, and emails from strangers.
Your loan officer doesn't sell your info—the credit bureaus do.
This new law restricts that practice. Credit bureaus can only share your info for mortgage-related offers if:
You give explicit permission, or
The lender is your current mortgage originator, servicer, or a bank/credit union where you already have an account.
Benefits:
Fewer spam calls and texts
Stronger privacy protection
A less stressful mortgage process
As a loan officer who values trust and relationships, I see this as a big win for buyers and the industry!

Next time you see a real estate agent, thank them.

The job is nothing like what people think it is.
I’ve missed putting my kids to bed so I could make a 5pm showing work for someone I just met. I’ve worked deals for months and watched them die with one phone call. No paycheck. No invoice. Nothing. I’ve sat in my car after and just… sat there.

And when you talk to most of us we’d do it again! Because here’s the thing. You remember the day you got your keys. You walked into that empty house and something hit you. Your kid took off running to the backyard. Or you just stood in the kitchen and it was quiet and you thought, “This is ours.” And I have pictures of those moments too…

You remember that feeling. What you don’t remember is everything that almost went sideways before you got there. There was an inspection issue that would’ve wrecked you. Contract language that could’ve cost you more than you want to think about. A title problem you never even knew existed. Somebody caught all of that before it got to you. Quietly, without making it a big deal about it. (Well, most of the time we do it quietly 😬)

That was your agent. And after the deal closed, they probably went right back to their neighborhood. Coaching little league or coaching AYSO. Picking up the phone on a Sunday for a friend who needed a plumber. Knowing which block is about to turn over before anybody else. They didn’t stop. They never really stop.

Look, I get why people give agents a hard time. Most people don’t see what happens behind the scenes. They only see the just listed, just sold, and a lot of marketing on social media! That’s fair. But if you saw the real work and emotional fieldwork that goes in before a single check ever comes… you’d feel different, because this business doesn’t shut off. We don’t just go home and the job stops.

Now to the agents reading this. I know what last week cost you. I know about the deal that fell apart. The client who ghosted you. The Sunday you gave up. That voice in your head at 11pm asking if this is even worth it. I’ve talked to some of you late at night, so I know.

Please remember that it’s worth it. Somebody out there is living in a home right now because of you. Their kids are growing up in a backyard you found. They’re making dinner in a kitchen you walked them through. They probably never said thank you. But that doesn’t mean it didn’t matter.

So if you’re between showings right now reading this on your phone. Or you’re in your car and it’s been a day. Hear me. Keep going.

And next time you see another agent, tell them you appreciate them. We don’t do that enough. Nobody knows what this job takes like we do. The good ones protect you. They guide you. They help you find home. The great ones? They change lives.

That’s the real estate I know and love. So…agents out there THANK YOU. Love you ❤️t

📢 Important Update for Texas Home Buyers

As of January 1, 2026, a new Texas real estate law is now in effect that changes how homes may be shown—including private showings and casual walkthroughs of listed properties.

🏡 What does this mean for you?
Before entering or touring a property that is actively listed for sale, one of the following is now required:
✔️ A signed Buyer Representation Agreement with a real estate agent
OR
✔️ A signed Unrepresented Customer Showing Form (TXR-1508)

🔍 About the Unrepresented Customer Showing Form (TXR-1508)
If you choose not to have an agent represent you, this form allows a licensed broker to provide access only to the property under these terms:
No Representation – The broker is not acting as your real estate agent.
No Compensation – There is no fee charged to you for the showing.
No Advice or Opinions – The broker cannot provide advice, negotiation help, or opinions, but may confirm factual details like price, size, or listed terms.
Access Only – No other real estate services are provided unless agreed to separately in writing.
Short-Term Use – The form is non-exclusive and automatically ends after the showing (or within 14 days at the latest).
Liability Limitations – The broker is not responsible for injuries or damages during the showing, and the customer agrees to hold the broker harmless.

💡 Why this matters
This law is designed to create clearer expectations, transparency, and consumer protection for everyone involved in a real estate transaction.

Shared from one of my many colleagues of which prove WE'LL NEVER GIVE UP HELPING ALL whom have NO Clue how to accomplish the goals of buying and selling ilo of a "handshake ". I LOVE helping people! That's my WHY!!

I want everyone to be a real estate agent, at least once in their life. Not for the money, not for the 'flexible schedule,' and definitely not for the glamour you see on Netflix or Social Media. I want you to try it because it's hard, because it tests everything you're made of.

It's those mornings when you're up before dawn, driving across town putting up open house signs, knowing half of them might get stolen. It's sitting alone in someone's beautifully staged home during an open house, waiting. Three hours pass, and maybe two people show up, both just curious neighbors. But you smile and share your knowledge; because that's what we do.

It's watching people you've known for years, people whose children you've watched grow up, people you've supported at every community event and fundraiser, watching them list with someone else without even a courtesy call. That hits hard. Really hard.

You pour your heart into this community. Sometimes it feels like you're giving everything and wondering if anyone notices. You watch your kids' soccer games with your phone in hand because that client might call. You miss family dinners for last-minute showings. Your life works on everyone else's schedule, not yours.

But here's the truth about real estate that keeps me going: Those late-night calls from a first-time homebuyer in tears because they're scared to make an offer - you talk them through it. The elderly couple selling their home of 40 years, you sit with them for hours as they tell you stories about every room. The single mom who didn't think she could ever own a home, you work tirelessly to make it happen.

When I look at my colleagues who've stuck with this profession, I don't see flashy cars, designer suits, shoes, purses, or vanity metrics on social media. I see people who keep showing up, keep serving, keep caring, not because it's profitable, but because it's who they are.

That's what real estate really is. It's not about the houses. It's about the human moments; the hard ones, the beautiful ones, and all the quiet, unseen ones in between. And this is exactly why I want everyone to be a real estate agent, at least once in their life. Because in this profession, you learn what it truly means to serve others before yourself. These aren't just lessons for real estate - they're lessons for life. Because in the end, that's what makes not just great real estate agents, but great human beings.

The same people crying about a 50-year mortgage have no problem financing an $80,000 car over 10 years, knowing that it'll be worth less when they drive it off the lot.

Think of it as an interest only loan. No one is forcing you to pay the minimum, you can always pay extra.

But, you get to lock in the sales price of your house, gain equity as prices rise, and increase the value of the home as you renovate and improve it.

Renting all your life is the real debt slavery.
