Evicting someone can cost thousands of dollars — and it often does.

Most landlords think the biggest expense is the attorney. It’s not.
The real costs add up fast:

• Filing fees (per case)
• Service fees
• Writ fees
• Sheriff’s fees to remove occupants
• Lost rent while the unit is tied up

And if you have multiple tenants or units involved, those costs multiply quickly.

The best way to avoid this? Be proactive on the front end.

✔ Proper screening matters
• Do they have criminal charges? If they’re not following the law, are they going to follow your lease?
• Do they have prior judgments? A quick search on Arkansas CourtConnect can tell you a lot.
• History of domestic violence? That can lead to property damage and unsafe conditions.

✔ Your contract matters just as much
A strong, well-drafted rental agreement sets expectations, protects your rights, and gives you leverage if something goes wrong. Weak or vague contracts make a bad situation even harder (and more expensive) to fix.

This isn’t about being harsh — it’s about protecting your property, your investment, and your time.

Because once you’re in eviction court, you’re already losing money.
