When a global manufacturer buys a building, the building rarely fits the way they work. Making it fit is the job.

Colex Finishing Solutions is a world leader in wide-format digital cutting — the company behind the Sharpcut flatbed system and the exclusive North American partner for Fotoba cutters, with machines running in more than 50 countries. In 2023 they acquired a roughly 30,000 SF industrial building at 100 Bauer Drive in Oakland to consolidate their operations under one roof.

Our job was the interior fit-out that turned that shell into a working headquarters: manufacturing floor, office space, and the room a company like Colex needs to bring customers in and demo equipment — all aligned so the space matches how the business actually runs day to day.

We managed it hands-on, keeping design, systems, and construction consistent from the first phase to the last.

The result is a single facility built around Colex's operations, not the other way around.

Before the Paramus headquarters, before the portfolio, Deugen started in a converted blinds factory.

Our first office was in Hoboken's Monroe Center on Monroe Street - two old industrial buildings that once turned out Levolor blinds, later repurposed into studios, offices, and one of the city's busiest creative hubs, right by the light rail.

We built the space out ourselves, the same way we build for clients, with planning, design, and construction run as one process, and kept expanding it as the company grew. (It also had a golf simulator and a gym. We logged a lot of hours there. Not all of them billable.)

We've since settled into our Paramus HQ, but the Monroe Center is where the way we work took shape.

When it opened in 1970, the Ethel McKnight School wasn't a typical school building. It was a 42-foot golden geodesic dome, the first of its kind in New Jersey, designed on Buckminster Fuller's principles, with twelve open-plan classrooms under a single span of interlocking aluminum.

It was a landmark. It was also nearly impossible to adapt for modern education — an open dome with no interior walls to build around.

So the decision was made to build new. The Ethel McKnight School standing at 58 Twin Rivers Drive in East Windsor today is the result: a facility built for how teachers actually teach now. Defined classrooms, current safety and accessibility standards, and durable systems meant to carry the district's youngest students for decades.

The hard part of school construction was never the walls. It's delivering a building that holds up to hundreds of kids every day, year after year, while meeting code and budget on a public timeline.

Replacing a community landmark is a responsibility. We treated it like one.

For our 20,000-square-foot, 11-unit development in Maplewood, close coordination between architecture, interior design, and construction was critical throughout the project.

From custom cabinetry and raw cedar siding to high-end window installations, our team provided hands-on supervision and field adjustments to ensure every detail aligned with the project's design intent.

Completed in 2021 for Iron Ore Properties, the finished building reflects the level of quality and craftsmanship expected in Maplewood's luxury residential market.
