The August numbers are in, and the Bay Area is currently a "two-speed" market. While the core tech hubs are seeing massive surges, the pace varies depending on which side of the bridge you’re on.

Here’s the breakdown of what’s happening right now:

•⁠ ⁠San Francisco: The heat is on. The median single-family home price hit $1.85M (up a staggering 23% YoY), with 86% of homes selling over asking. Inventory is incredibly tight at just 0.8 months. The 'AI Effect' continues to drive intense competition and double-digit price growth in San Francisco's core neighborhoods.

•⁠ ⁠San Mateo County: Still the heavyweight champion for pricing. The median price sits at $2.0M, and homes are flying off the market in an average of 28 days.

•⁠ ⁠Santa Clara County: We’re seeing a shift toward normalization here. The median price is $1.8M, down 1.60% YoY. With inventory ticking up to 2.1 months, the South Bay is offering buyers a bit more breathing room and selection compared to the frenzy in the City.
