The Palmetto Riverfront has long been the economic and cultural center of Palmetto, Florida. Built along the banks of the Manatee River, the waterfront supported early shipping, agriculture, fishing, and transportation that helped establish the city in the late 1800s.

Today, the riverfront is entering a new chapter. Multiple large-scale waterfront developments are planned or underway, bringing new housing, dining, public spaces, and investment to the area. Discussions surrounding a regional water taxi connection, and additional waterfront amenities continue to position Palmetto as a key destination along the Manatee River corridor.

With its historic downtown, waterfront parks, and direct access to Bradenton, the Palmetto Riverfront is widely viewed as one of the most significant redevelopment and growth areas in Manatee County. As investment continues, many expect the district to become a major waterfront destination for residents, businesses, and visitors over the next decade.

The May Issue of Parrish Village News is still delivering results!

Even though I’m a little behind on posting it, the impact continues.

Our May real estate market update highlighted what’s really happening across Parrish, Palmetto, and the North River area, while showcasing some of the area’s most desirable homes and communities. The best part? Many of the featured properties are now near contract, pending, or heading to the closing table.

In today’s market, exposure matters more than ever.

While many agents rely solely on the MLS and social media, our marketing strategy combines:

✔️ Full-page print advertising delivered directly to local households
✔️ Professional photography, video, drone, and 3D tours
✔️ Social media campaigns and targeted digital marketing
✔️ Email marketing to agents and buyers
✔️ Community connections built from generations of local involvement
✔️ Direct outreach to buyers, neighbors, and industry professionals

The North River market remains active, but success requires more than simply placing a sign in the yard. It takes a plan, consistent exposure, and local knowledge.

As a 6th-generation Manatee County native and Realtor with over 20 years of experience, I’m proud to help local homeowners navigate changing market conditions and achieve successful results.

Several of the homes featured in our May issue are already moving toward closing. If you’re considering selling in Parrish, Palmetto, Ellenton, Terra Ceia, River Wilderness, Twin Rivers, or the surrounding North River communities, now is a great time to start the conversation.

How does your agent market your home?

If you’d like to see what a comprehensive marketing strategy looks like, let’s connect.

What Could 337 8th Ave W Become?

As we’ve been marketing and discussing the future of 337 8th Ave W, Palmetto, one theme continues to come up in conversations with residents, business owners, community leaders, and prospective buyers:

People want to see this iconic property brought back to life.
Not as another generic building, but as a destination.

Imagine arriving beneath the glow of historic architecture, stepping through restored doors into a signature steakhouse unlike anything currently offered in the region. The main dining room blends timeless elegance with Old Florida character, while a lively bar welcomes friends gathering after work or boaters returning from a day on the water.

One wing offers a more relaxed lunch atmosphere where professionals, residents, and visitors can enjoy everything from business meetings to weekend brunches. Private dining rooms host anniversary celebrations, rehearsal dinners, corporate gatherings, and family milestones.

Upstairs, the experience continues.

A private wine room lined with temperature-controlled wine lockers. Exclusive tasting events featuring boutique wineries. A hidden speakeasy tucked behind an unmarked door, creating one of the most unique nightlife experiences in Manatee County. Intimate seating, craft cocktails, live music, and an atmosphere that encourages guests to linger.

The property’s generous footprint and parking create opportunities that are increasingly difficult to find in historic downtown districts.

More importantly, it fills a need repeatedly identified by residents:

A high-quality dining destination in Palmetto where people can celebrate, gather, entertain clients, and create memories without leaving the North River area.

337 8th Ave W represents more than a commercial real estate opportunity. It represents a chance to create a landmark destination that serves the community while honoring the building’s history.

The vision is there.
The location is there.
The question is: Who will bring it to life?

J U S T L I S T E D

A rare opportunity to acquire a prominent, historic commercial property positioned along one of the most traveled corridors in North Manatee County. Built in 1923, this iconic structure blends timeless character with functional scale, offering over 6,000 square feet across two levels on a 0.76-acre site with exceptional visibility and access.

The main level features multiple dining & special event rooms, ideal for restaurant, hospitality, retail, or adaptive reuse. Existing infrastructure includes a 10x10 walk-in freezer and 10x10 walk-in refrigerator, supporting food and beverage operations, along with a designated dumpster pad for service efficiency. The property is also equipped with ADA ramp access and abundant on-site parking for 50+ vehicles, a significant advantage for this corridor.

The second floor (approx. 1,930 SF) offers flexibility with six rooms (bedrooms or offices) and three fireplaces, well-suited for executive offices, boutique workspace, or potential conversion to suites. Located directly on Business 41 (8th Ave W), the property benefits from high daily traffic counts of 30,000 to 40,000+ vehicles (seasonal), providing strong exposure for owner-users or investors seeking a high-visibility asset.

Surrounding development is accelerating. A 152-unit riverfront mixed-use project is underway adjacent to the site, along with an additional 80-unit mixed-use development featuring 15,000 square feet of retail just one block away, bringing increased density and long-term value to the immediate area.

Palmetto continues to evolve as a historic waterfront destination along the Manatee River, ideally positioned between St. Petersburg and Sarasota. Demand is rising for authentic, locally driven concepts that embrace the area’s coastal heritage and walkable downtown character. The nearby Palmetto Marriott Resort & Spa and Bradenton Area Convention Center have recently completed construction and are now attracting larger regional events, further supporting commercial growth and business opportunity in the corridor.

2403 VERMONT AVE E, BRADENTON, FL 34208

Set in the East Bradenton River District just steps from the water, this property gives you the relaxed Old Florida lifestyle that is getting harder to find. A massive Royal Poinciana tree, tropical landscaping, swaying palms, and a circular paver driveway create the feeling of a private Key West-style retreat from the moment you pull in. Inside, the classic ranch home has been extensively updated with a fresh coastal feel while still offering flexibility to make it your own over time.

Recent improvements include a new roof, new flooring, doors, kitchen, bathroom, appliances, baseboards, and tankless water heater in 2025, plus a new A/C in the main house in 2024 and a new A/C in the guest casita in 2025. The backyard is designed for the Florida lifestyle.

A resort-style pool with paver decking, outdoor bar and kitchen area, garden space, and a detached ADU guest casita create endless possibilities for extended family, guests, seasonal rental income, or your own private getaway setup.

There is also room for your boat, camper, or extra toys with no deed restrictions holding you back. You are just minutes from the public boat ramp on the Braden River, I-75, downtown Bradenton, spring training games, waterfront restaurants, and Gulf Coast beaches.

Whether you want a full-time home, winter escape, or investment with income potential, this one blends location, flexibility, and that authentic coastal Florida feel that so many properties try to recreate but rarely capture.

Some homes are listings. Others are once-in-a-generation properties with stories attached to them.

We’re proud to announce the sale of this incredible custom home on Terra Ceia Island — under contract in just 11 days. Set on 5 private acres with distant views of the Sunshine Skyway Bridge, this property was truly one of a kind.

What made this sale even more meaningful was the trust behind it. A fellow broker in California referred his longtime family friend to us with one goal: make sure they were taken care of during an important downsizing transition. From preparing the home to navigating the details of the move, we were honored to help guide the process from start to finish.

In a changing market, local knowledge, strategic marketing, and relationships still matter. Grateful for the trust from both our clients and fellow agents across the country.

The team the locals trust.

One of the most recognizable pieces of architecture on Anna Maria Island may also be one of its most uncertain.

Designed by renowned Sarasota School architect Victor Lundy and completed in the 1960s, Gloria Dei Lutheran Church has long stood out with its dramatic triangular rooflines, soaring laminated wood beams, and striking mid-century modern design that instantly tells you “you’re on the island.”

After decades as both a church and community gathering place, the congregation officially closed in early 2025 following hurricane damage and the growing challenges facing smaller congregations.

Since then, the future of the property has become one of the island’s biggest preservation conversations. Holmes Beach officials previously explored purchasing the nearly 3-acre property to preserve the iconic structure as a cultural and community space, with ideas ranging from green space and art events to educational uses and bringing back the displaced preschool program.

But recent discussions have shifted toward possible residential redevelopment. Current proposals being explored could include rezoning the property and replacing the landmark church with up to 11 homes, though no final approvals have been made.

For many longtime islanders, it’s more than just a building. It’s one of those rare landmarks tied directly to the identity and skyline of Anna Maria Island itself.
