l’ll never forget the text I got from a client after she closed on her first home:
I had no idea how much there was to learn... I would’ve been so lost without you!”
That’s the thing-buying your first home isn’t just exciting... it’s overwhelming.
But it doesn’t have to be confusing if you have someone in your corner breaking it all down.
Here are 13 things I walk my clients through before closing-because these are the things most first-time buyers wish they knew sooner:

1. Ask for a rate buy-down-can shave off hundreds from your monthly payment.
2. Compare quotes from different lenders. (It won’t hurt your credit if done within 14 days.)
3. Look into the homestead exemption after you close.
4. Keep your closing documents. Some of them can help at tax time.
5. House hunting to closing? Plan for at least 3-4 months.
6. Your monthly payment can increase over time with rising taxes or insurance.
7. Updated kitchens are great-but check the roof, plumbing,
HVAC too.
8. You can negotiate for the seller to cover your closing costs (and help clients do it all the time.
9. Just because you’re approved for more doesn’t mean you should spend more.
10. New homeowners are often targeted by scams. Always confirm before wiring funds.
11. A lower rate with higher fees could cost more in the long run.
