Our snowbirds start arriving around October and the valley stays busy through April. Once the temps climb past 100, a lot of that seasonal buyer traffic heads home for the summer. That doesn't mean the market shuts down — it just changes. Buyers who are house-hunting in August tend to be more serious (nobody's out here browsing for fun in the heat), and there's less competition for their attention.

Everybody assumes "list in spring" like as in the rest of the nation, Listing in late summer or early fall and winter means your home is ready and waiting right as our snowbirds start their search for next season. Timing it to meet the buyers, not just the calendar, makes a real difference.

A lot of our buyers are shopping from somewhere else — Seattle, Vancouver, the Midwest — before they ever step foot in the valley. Your listing photos might be the only "showing" they get before deciding whether to fly down. Flat, dark, or amateur photos can cost you a buyer who never even picks up the phone.
