Looking at new construction? Here’s what most buyers don’t realize about CDD fees — they show up on your tax bill, but they are not tied to the value of your home.

CDD fees fall under your non–ad valorem taxes, meaning they’re fixed assessments, not based on your property’s market value like regular taxes.

So what are you paying for?
They help fund all the infrastructure and amenities in many newer communities — clubhouses, pools, parks, gated entrances, landscaping, and more.

Most CDDs have two parts:
• Bond – the cost of building the amenities (typically lasts 20–30 years)
• Operations & Maintenance – the annual upkeep of the community

Knowing your CDD upfront helps you understand your true yearly cost — especially when buying in Palm Beach Gardens, North Palm Beach, Jupiter, and West Palm Beach.
