Today we're talking about something that can catch a lot of homebuyers off guard: property taxes.

If you're browsing homes on Zillow, Realtor.com, or other real estate websites, the property taxes you see listed are typically based on the **current owner's tax assessment—not yours.**

This is especially important for buyers who are trying to build a monthly budget based on the information they see online. Depending on when the home was purchased, homestead exemptions, assessed values, and changes in ownership, your future property taxes could be significantly different from what is currently displayed.

For example, a homeowner who purchased their property years ago may have a much lower assessed value than what the home would be reassessed at after a new sale. That means the taxes shown online may not accurately reflect what you'll pay after closing.

Don't rely solely on the tax amount listed online when determining affordability. Make sure you're working with a trusted real estate professional and lender who can help estimate your future tax obligations and provide a more accurate picture of your monthly payment.
