Something I want buyers in the Paducah area to hear right now:

The market has shifted.

Nationally, 1 in 5 listings had a price cut in July. Sellers are negotiating more. Buyers have more room than they did a year ago.

Why Local Knowledge Matters

Online listings can show you photos, prices, and square footage.

But they won’t always tell you the full story.

In Paducah, one street can have a totally different feel from the next. Updates, lot size, flood zones, septic, commute, and resale all matter.

Recent market reports show homes in Paducah are averaging around 50 to 60 days before moving, depending on the data source. That gives buyers room to be smart, but not lazy. Cute houses still attract attention.

Local knowledge matters because buying a home is more than clicking the heart button.

Be honest… which is worse? 😂

A) Leg day that leaves you waddling for 3 days
B) A buyer who asks for a new roof, new HVAC, and your firstborn child
C) Waiting 45 days for the bank to “approve” something they already approved
D) All of the above… send help

Buying or selling a house is basically adult leg day: painful, slow, and you question every decision… but the glow-up is worth it. 😅

Stress-free packing starts with the right supplies.

Is it just me, or is packing the worst part of a big move? Starting with the right tools can set you off in the right direction:

✅ Boxes in several different sizes
✅ Packing paper and bubble wrap
✅ Packing tape (of course)
✅ Scissors
✅ A box cutter or utility knife

Painters tape, pen and paper, heavy-duty trash bags, a bold marker for labels, bright stickers for extra organization, moving blankets, and ratchet straps can help, too.
