Another great story to share! During my initial consult with Helaine and Charles, I found that they had big hearts and wanted to make sure the next family had the same experience they had-providing a home in safe and sound condition to raise their kids in.
The home needed some landscaping, the hardwoods sanded and restained, and some foundation maintenance. I provided a list of multiple trusted contractors for each job, compared bids, then got everything scheduled and knocked out. As those jobs were taking place, I did what I could to help bring the home into its best light. With the current repair list already exceeding the preferred budget, I took on the challenge of patching the basement walls and repainting from top to bottom. Although I wouldn’t recommend my painting over a professional’s, the hand was steady and it turned out amazing.
Now to help them find their dream home!!!🤓

Efforts to attract buyers in the market are evident. This week’s market update includes new changes to Fannie Mae and Freddie Mac guidelines for getting pre-approved for a home. Most factors will remain the same; however, it appears they are moving away from using minimum credit requirements as a baseline factor in determining eligibility when applying for a loan. Reach out for more details on this change—I’d be happy to discuss what it could mean for you.

We’re also expected to experience freezing temperatures in the coming days. Make sure to switch your furnace from summer to winter mode and winterize your home to reduce the risk of burst water pipes this season. Have a great weekend!

This week's stats show beginning signs of the seasonal slowdown. However, this weeks article gives great insight into what is really driving the slower trends of the market. A ton of evidence points back to those lower rates that people locked in leading up to the early 2020's. For all the buyers out there waiting on rates to drop, a saying comes to mind - "Marry the home, date the rate." Lenders are offering incentives left and right to get buyers into the market. One of which are "free" refi's within a specified period of time. Feel free to reach out anytime, let's connect!

👉Reviewing data each week, it's interesting to see how the market adjusts. This week, we have witnessed roughly as many price reductions as we have new homes being listed. Yes this is an indication that the market it cooling, but the data also paints the picture that real estate agents are not addressing this correlation in their appointments with sellers. It will be interesting to see how the market continues to unfold as we transition into the slower fall and winter seasons. With all this being said, the world of real estate doesn't stop, reach out if you wanna take advantage of the current price reductions!🙂

As the title says, Mortgage rates are dropping! There are over 5000 active listings around the metro. Let's chat about converting your rent money into a mortgage payment that you are able to recoup later down the line.
This week's market update also includes a 7-bay mechanic shop. I don't come across too many great investment opportunities like this, but with over 250ft of road frontage off Merriam drive, this property is one to consider.

👉This summer could not have went by any faster. I have no idea where the days went but our real estate market does. There are some really great homes that have been on the market for MONTHS. This is great for a buyer as it allows you to really consider your needs, envision yourself in the space, consider how you can improve the property, etc. without the stress of 5-10 other offers rushing you to a decision.
