Summer usually brings more homes to the Orlando market.

This July did the opposite.

New listings were down 2.8% year over year, which helped keep supply tighter and the market more balanced than the headlines may suggest. Prices continued to rise, but at a slower pace, and homes are still taking about 60 to 64 days to sell.

On paper, that sounds steady.

In real life, it depends on your neighborhood, your price point, your condition, and what buyers are comparing your home against right now.

Citywide numbers can be useful. But before you list, the more important question is what your specific pocket of Orlando is telling us.
