You can usually see it happening before the headlines catch up.

A few new businesses open. A vacant property gets a fresh look. Rents start moving. More people are spending time in the area.

None of those things guarantee a booming market.

But when you start seeing several of them at once, I pay attention.

For investors, that early activity can be more interesting than waiting until everyone already knows the neighborhood is growing.

Sometimes the best opportunities are sitting just outside the spotlight.

If you're investing in rental property, the state you buy in can matter just as much as the property itself.

A landlord-friendly market generally makes it easier for owners to manage a rental, protect their investment, and deal with problems when they come up.

Things I look at include:

β€’ Property taxes that don't eat up the return
β€’ No rent control restrictions
β€’ Reasonable barriers to entering the rental market
β€’ Security deposit rules that give landlords some flexibility
β€’ Clear notice requirements for entering a property
β€’ An eviction process that doesn't drag on unnecessarily

None of this means you should buy property based on state laws alone. The property, tenant demand, neighborhood, and numbers still have to make sense.

But if you're building a rental portfolio, the rules where you invest deserve a spot in the analysis.

The Core Numbers Every Buyer Should Know πŸ“Š

Before you get too attached to a property, run the numbers.

You don't need a finance degree. You just need to know what the property is actually doing.

Cash flow: What's left after the rent covers the mortgage and other expenses?

NOI: How does the property perform before financing enters the picture?

Cap rate: What kind of return is the property producing based on its income and value?

Cash-on-cash return: How hard is the cash you actually invested working for you?

Vacancy: What happens to the numbers when the property sits empty?

Total expenses: Taxes, insurance, maintenance, HOA, management, and those bigger repairs that eventually show up.

Mortgage costs: Don't overlook the interest rate. A small difference can have a real impact on your monthly cash flow.

A property can look great in the listing photos. The numbers tell you whether it's actually a good investment.

A property can look like a great deal on paper. But before you buy, you need to know what happens after the closing.

What will the rent realistically be? What happens if the property sits vacant for a couple of months? How much will repairs, taxes, insurance, and maintenance eat into the return?

And then there's the neighborhood, the tenant pool, and the financing.

Your gut might tell you, "I like this property." That's fine.

But the numbers need to agree with you.

A lot of owners assume the next step is turning a vacation rental into a long-term rental. Sometimes that's the right moveβ€”but don't make the switch without doing a little homework first.

Start with the numbers. Use realistic rent, factor in vacancies, repairs, and the occasional turnover.

Think about the next tenant, too. Durable flooring, dependable appliances, and a well-maintained home usually pay off over time.

And don't rush the screening process. A good tenant is worth waiting for.

If selling is also on the table, it may be worth looking at options like a 1031 exchange before making a decision.

Every property is different. The best choice is the one that fits your investment goals, not just today's market.

I was talking with an investor recently who asked whether it made more sense to keep a vacation rental or just sell it.

My answer?

It depends on what's changed.

Maybe the property has appreciated more than you expected. Maybe the maintenance is wearing you out. Or maybe the cash sitting in that property could work harder somewhere else.

I've seen people hold onto a rental simply because they've owned it for years. I've also seen investors sell at the right time and end up buying two better opportunities with the proceeds.

Neither decision is automatically right.

The real question isn't "Should I sell?"

It's "Is this property still helping me get where I want to go?"
