6 months ago, our phone number was listed incorrectly on several homes for sale as the contact number for a Home Owners Association and I subsequently received many calls asking me questions.

It got very tedious having to explain the situation over and over, however one conversation with a lady from South Florida transcended past the incorrect telephone number and we got talking about homes for sale and the market at that time. I ended the conversation wishing her all the very best in finding a home.

Last week, completely out of the blue, I received a call from the South Florida lady who said that following our conversation 6 months ago she was now looking to seriously purchase a home in Central Florida and would I help her find something; we are off looking at homes tomorrow.

Opportunities present themselves all the time even when we don't immediately see them. Investment not only happens in Real Estate it happens in relationships and giving a little can sometimes result in gaining a lot.

Whilst not particularly rare, due to the bright blue tail only appearing on juveniles and some adult females, still pretty cool and not seen very often.

We really do have the BEST owners.

Thank you to Dave and Carly, not forgetting Lana and Leo for the 'care package', I know one little boy (our Grandson) who will be thrilled to see a Flake in the fridge.

Within a remarkably short period of just 3 days on the market, we successfully secured a competitive cash offer, culminating in a swift 22-day closing process.

Strategically priced and effectively marketed, the property stood out, with the Buyers identifying it as their top choice after viewing multiple homes that day.

The Sellers, who had owned the property since its construction, were forced to sell due to health reasons, making this a poignant transaction. However, the swift sale and favorable price enabled them to move forward, minimizing the emotional impact of parting with their Florida dream.

As one chapter closes, another begins, and we wish the new owners all the best in their new home, hoping they will enjoy it as much as its previous owners did.

After 21 years in this business we still get days that shock and surprise me, today was one of them.

After guests had checked out this morning we did our inspection only to find that TV's had been taken off the walls and rearranged throughout the house and pictures removed and put in closets.

Why?????

Food was left all over the house but they had a thing about eating shrimp in bed 😳

Then there was the huge wet section of carpet ..........
