Opening new credit before closing can create a real problem.

Financing a car, opening a store credit card, or buying furniture for your future home can affect your debt-to-income ratio, even with a “no payments for 12 months” promotion.

Wait until after closing.

As I tell buyers, it is better to have a room without a couch than a couch and no place to put it.

Large deposits, withdrawals, or transfers may need to be verified by your lender. If there is not a clear paper trail, it can lead to more documentation or new loan conditions.

Keep your banking activity simple, save records for unusual transactions, and talk to your lender before moving large amounts.
