FHA loan rules require that both down payment and earnest money come from approved sources—not loans or parties with an interest in the sale. Earnest money can be a gift from a friend, family member, or anyone not involved in the transaction, but it must be verified by the lender.

If the earnest money is more than 1% of the sale price or unusually high based on the borrower’s savings history, the lender must confirm its source. This may involve providing a canceled check or bank statements.

The rules for sourcing earnest money are similar to those for the down payment. Ask your lender how these are handled.
