NAHB Research Finds Three States Lead Q1 2026 Remodeling Activity
It’s always interesting to see how home remodeling trends play out across the country. Recent NAHB research shows that California, Texas, and Florida are leading the way in Q1 2026 remodeling activity. To put it in perspective, California alone accounts for 8% of the national remodeling market, with $22.2 billion in activity. Even though some states have seen negative growth, overall inflation-adjusted remodeling spending jumped more than 10% from 2023 to 2025, thanks in large part to rising home equity. As someone who keeps a close eye on what’s happening in our market, I find these numbers offer valuable insight into how homeowners are investing back into their properties and neighborhoods.

Interesting trends are emerging when it comes to where Americans want to live in 2026. Nashville has taken the top spot as the most desirable U.S. metro, with Denver and San Diego following closely behind. For states, Florida leads the way—no surprise there, considering what our market offers. Meanwhile, California and New York have slipped in desirability, mainly due to higher costs and taxes. Chicago landed at the bottom, affected by concerns about crime and new data center regulations. The slower pace of gains is tied to a combination of factors—consumers feeling the pinch, inventory starting to improve, more new construction on the horizon, and fewer investors jumping in as borrowing costs stay stubbornly high and rents are expected to dip about 1%. The biggest drag remains mortgage costs: the 30-year fixed rate has averaged in the mid-6% range in early Q3, and several expert forecasts see those rates holding steady in the low-to-mid 6% range through 2026. Homebuyers Enjoy Best Opportunities as Prices Become Accessible
We're seeing new home sales take a hit—down 7.3% to a 580,000 annual rate, and that's a 6.8% drop compared to last year. With higher mortgage rates and affordability continuing to be a challenge, it's no surprise that inventory and months' supply are both on the rise. Prices for new homes, both median and average, have also edged up. Interestingly, existing home sales are holding up stronger in this environment.
