There’s a big difference between a house that needs work and a house that needs money.

Paint, flooring, cabinets, and fixtures might take some effort, but they’re usually manageable.

A roof, foundation, electrical system, sewer line, or HVAC replacement can change the entire budget pretty quickly.

That doesn’t automatically make it a bad house or a bad investment.

You just need to know which kind of project you’re buying before you make the offer.

Pricing high just to “test the market” sounds harmless.

Until the first two weeks go by and buyers aren’t responding.

That early window matters. Once the market time starts piling up, buyers begin wondering what’s wrong with the house instead of getting excited about it.

The right price from the beginning can create attention, urgency, and competition.

A price reduction later doesn’t always bring that momentum back.

There’s a difference between walking through a house and knowing how to read one.

I’m looking at the condition, the layout, the updates, the future expenses, and where there may be value that isn’t obvious yet.

Sometimes a house looks great and the numbers don’t work.

Sometimes it needs a little vision and turns out to be the better opportunity.

That’s a big part of what I’m paying attention to during a walkthrough.

🏡 JUST CLOSED! A REFERRAL FROM AN OLD FRIEND LEADS to A NEW BEGINNING! 😊

🙏🏼 There’s nothing better than when a friend from grammar school remembers and trusts you all these years later to send their recent (former) student to you for help!

A lifelong friend had referred the parents to me from Michigan who were looking for a condo here in Illinois for their son as he starts an exciting new career in Chicago.

🙏🏼 They needed someone local they could trust to help them navigate the purchase from out of state, and I was happy to help!

⚾ OH, WHAT A NIGHT! 😃

🙏🏻 A huge THANK YOU to everyone who made it out to my Client Appreciation Event at the Windy City ThunderBolts game this past Saturday!

☀️ The weather ended up cooperating for a change, and we had a great turnout, great food, fun, and most importantly, a chance to catch up with so many people I enjoy seeing!

I’m incredibly grateful for the clients, friends, and families who continue to support me and my business. Events like this are one of my favorite ways to say thank you and spend some time together outside of real estate.

⚾ We couldn’t have asked for a better way to end the summer! I’m already looking forward to next year!

Someone asked me, “What’s the latest I should start planning if I want to sell my house and move into a new one before Christmas?”

Honestly, now would be a good time to start.

You still need time to prepare and list your current home, find the right next property, negotiate both deals, handle inspections and financing, and somehow get two closing dates to cooperate.

It’s doable.

You just don’t want to wait until the holiday decorations are already up to start figuring it out.
