August housing market stats are in!

What are we seeing? Homes staying on the market much longer than July, and a bit of a slow down.

Higher interest rates (above 6% now!!) are pricing some buyers out of the market, and some may just be opting to wait it out until next year.

Prices are still up over last year, however. Most experts don’t expect to see a significant decrease in home prices in Utah, mostly because demand still outpaces supply.

My advice? If it makes sense for you to buy now, do it. If you feel like you want or need to sell a home, do it. Real estate is a long game, and over time your will always increase in value.

Hi friends! I thought I’d tell you a little more about me as a Realtor.

I’ve been doing real estate for over 15 years now, and in the last few years I’ve flipped several houses and learned the art of staging.

I even offer free staging/styling for my clients selling a home 😉

My style is zero pressure, so if you try to avoid slick, pushy salespeople (like I do! 🙋🏽‍♀️), I am for sure your gal.

Ok, so maybe we're not *quite* there yet...but as homes stay on the market longer, buyers are able to ask for more concessions from sellers.

This is a far cry from just a few months ago, when the norm was still multiple offers and buyers hoping and praying theirs would be the one chosen.

What does this mean for buying or selling a home in Utah right now?

My advice is to keep a very close eye on the market, and hire a real estate agent you have full confidence in to help you with the process. Things change quickly, and having an experienced professional in your corner will make all the difference.

June housing stats are in for Utah! Prices are still way up from a year ago (almost 20%), but homes are also taking a bit longer to sell than in May.

This is unusual, since the summer months typically show the fewest days on market.

March stats are in for real estate in Utah! I’m blown away that the median price for homes has increased almost 27% from last year 🤯🤯

Interest rates have increased from 3% to over 5%, yet homes for sale are still in short supply here in Utah. What does that mean for buyers and sellers? What about inflation? What about a potential market crash or recession? It’s a complicated market that can change quickly.
