"You need a 20% down payment to buy a home."

❌ MYTH

This is one of the biggest misconceptions I hear from buyers.

✅ REALITY

Many buyers qualify for loan programs that require much less than 20% down.

Here are a few examples:

🏠 Conventional Loans – As little as 3% down for some qualified buyers.

🏠 FHA Loans – As little as 3.5% down for qualified buyers.

🏠 VA & USDA Loans – Eligible buyers may qualify for 100% financing with no down payment.

🏠 SC Housing – Qualified buyers may also be eligible for down payment and closing cost assistance, helping reduce the amount of cash needed at closing.

💡 Bonus Tip: In many transactions, you can also negotiate for the seller to pay some or all of your closing costs, making homeownership even more affordable.

Don't assume you need 20% saved before you start looking. The best first step is talking with a knowledgeable lender to find out what loan programs you qualify for. You may be closer to buying a home than you think!

🏡 UNDER CONTRACT... AGAIN!

Not every transaction follows a straight path.

This home was previously under contract, but when that buyer wasn't able to secure financing, we were right back to square one.

Here's the thing—my job isn't just to get a property under contract. It's to have a plan when things don't go as expected.

We didn't dwell on what went wrong. We got right back to work.

We refreshed our marketing, followed up with interested buyers and agents, kept the momentum going, and stayed focused on finding the right buyer.

And today, I'm excited to say this home is UNDER CONTRACT once again!

One of the biggest lessons 12 years in real estate has taught me is that setbacks don't define the outcome. What matters is how you respond. Experience means knowing how to pivot, adapt, and keep moving forward until the job is done.

People often think my job is to help clients buy and sell homes.

The truth is, that's only a small part of it.
