There's a flaw built into how every traditional brokerage gets paid. We designed Fair Way specifically to exploit it — on your behalf.

The flaw: commission scales with your price. The more you pay, the more your agent makes. That's not an accident — it's the incentive structure of the entire industry. The person negotiating for you and the person profiting off you are the same person, and their interest points away from yours by design.

We removed the flaw. One flat fee — $5,000 — no matter your price, no matter which side of the deal. Structured the same way on both: $500 at signing, $4,500 at closing. For the first time, your agent's paycheck and your outcome move in the same direction — because they have to.

Here's what that looks like in real numbers.

SELL at $320,000 — the La Crosse County median for a single-family home. A traditional 3.27% commission: $10,464. Our flat fee: $5,000. You keep $5,464 before we've even reached the buy side.

BUY at $410,000. Under today's rules, buyer-agent pay isn't "offered" by anyone — it's written into the offer to purchase and negotiated like any other term. And that money is in the deal either way: at 2.44%, over $10,000 of it. The question is who it serves. A traditional agent negotiates that number for THEMSELVES, inside YOUR purchase, and keeps every dollar. We negotiate it for YOU — and everything above your $4,500 closing balance comes back to you. $5,504, right on your closing disclosure.

Now run the whole move:
$5,000 to sell. $500 to start your purchase. $5,504 back at closing.
Your agent — both deals — $0. (Technically you come out $4 ahead. We checked.)

And $0 is the floor, not the ceiling. Buy at $430,000 and you finish $492 ahead. At $500,000, you're up $2,200 — after selling one home and buying another. There are families in western Wisconsin whose agent will literally end up paying THEM.

The old way, same two homes: $20,468 in commissions. The Fair Way: $0. That's $20,472 that never leaves your family.

And when it's a competitive situation — multiple offers on the home you want? We flip the same tool. Instead of the 2.44%, we write our flat $5,000 straight into your offer. The seller instantly nets thousands more from YOUR offer than from anyone else's at the very same price. That's how our buyers just won a home in Holmen. Rebate when it's quiet, firepower when it's not — either way, the negotiation works for you.

One honest note, because airtight math is the whole brand. When you sell, the buyer's offer will ask you to pay their agent — negotiated in the offer to purchase, the same under ANY brokerage. We handle that negotiation for you. It changes nothing in this comparison. What changes is what YOUR agent costs: nothing.

But the money isn't even the biggest advantage. It's what a flat fee does to the negotiation itself. Because our pay doesn't move with your price, we can tell you to offer less. We can tell you to walk away. We can price your home at what it's actually worth instead of what wins the listing appointment. A traditional agent can't afford those words — their paycheck depends on you never hearing them.

You give up nothing to get this. Same MLS. Same showings. Same closing table. Full representation, start to finish. The only thing removed is the flaw.

And they can't copy it. The percentage isn't their price — it's their payroll. We built without it from day one, which makes this a structure, not a sale. It doesn't expire.

Here's why we actually built this: to leave the industry better than we found it — for the next family who sells a home in western Wisconsin, and for the next agent who wants to do honest work instead of chasing a percentage. Every family that chooses the Fair Way makes that a little more real.

Your numbers are your own. Reach out and we'll run them — five minutes, no cost — and you'll know exactly what your move looks like before you sign with anyone.

*Based on the La Crosse County median single-family sale ($320,000) and example purchases at WI average rates (3.27% listing / 2.44% buyer-side). Figures are realtor commissions only. Both fees: $500 at signing + $4,500 at closing ($5,000 total per side). Rebate = compensation written into your offer above the $4,500 balance — your retainer is already paid, so the rebate is credited on top of it, not against it; subject to lender approval. Buyer-agent compensation on your sale is negotiated in the offer to purchase, applies equally under any brokerage, and is excluded from both columns. Standard closing costs apply equally regardless of brokerage. Individual transactions vary. Equal Housing Opportunity.

24 years in one home. That's a lifetime of memories in one place.

Jordan's client spent his whole career in HVAC — the kind of guy who kept other families warm through western Wisconsin winters for decades. Now he and his wife are retiring and relocated closer to family, trading the workload for more time on the water, in the woods, and with the people who matter most.

611 1st Ave E in Holmen just closed — $15,000 over asking. And with a little extra worked into the deal, that's $21,000 in total value delivered to a man who earned every bit of it.

Full service. Flat fee. When it closed, he kept $6,000 that a traditional 6% commission would have taken right off the top.

After years of taking care of everyone else, he deserved someone in his corner taking care of him. That's exactly what the Fair Way is for.

Congratulations on your retirement. Enjoy every sunrise, every fishing trip, and every moment with family. You earned it.

Thinking about selling as you head into your next chapter? That's exactly what we're here for.

Just Listed in the Town of Farmington. 📍

Lot 1 County Hwy A — $104,900

4.25 acres · level & wooded · direct county highway frontage

Mature hardwoods and a level building site just minutes from Holmen, Onalaska, and La Crosse. This is that rare rural lot that's actually ready to build — no ridge to fight, no wetland to work around. Just clean, buildable ground.

Zoned Rural District with a 2-acre minimum — which means real upside. Split it into two buildable homesites, build on one and sell the other, or keep the whole thing for privacy and room to roam.

Underground electric stubbed to the property corner. Sandy loam soils are favorable for a conventional well and septic. No HOA, no covenants. Melrose-Mindoro School District.

Just Listed in Holmen. 📍

611 1st Ave E — $259,900

Open Sunday the 19th 01:00 - 02:30 PM

2 bed · 2 bath · ranch · 2-car garage + carport

The big stuff is already done. Brand new central air. New 3-zone radiant heat. Roof 2017. Upgraded plumbing. Added insulation. Close, unpack, live.

But the real story is inside. The family room is wrapped floor to ceiling in knotty pine and rough-sawn cedar. Your own Northwoods cabin without leaving Holmen. It stops people the moment they walk in.

Out back it's pure weekend — hot tub, covered deck, fenced yard under mature trees, shade sail, and a speaker system already in place. Insulated garage plus a covered carport with parking for the boat, the camper, and everyone you know.

Need more space? The lower level has a den that flexes as a third bedroom plus additional square feet ready to finish and build equity.

All appliances included. Walking distance to parks, schools, and downtown Holmen.

At $259,900 — this one has a personality most homes at this price point don't.

Siri just closed her first transaction with Fair Way Realty Group — and she didn't ease into it.

W7876 County Road Z in Onalaska — an estate sale, sold as-is by Power of Attorney, with lending hurdles that would have derailed most deals.

Siri listed it, worked directly with the buyer as a customer, protected the as-is terms through every obstacle, and got everyone to the closing table.

Listed at $249,900. Sold at $255,000 — $5,000 over asking.

When it closed the seller kept $5,300 that a traditional 6% commission would have taken.

$10,300 in combined value delivered to a family that needed someone they could trust.

Full service. Flat fee. No percentage of your home's value.

Thinking about selling? That's exactly what we're here for.

A hailstorm hit in the middle of their transaction. They closed anyway.

Fair Way Realty Group's clients sold their home in Westby and bought in Holmen at the same time. These clients went through hell — or make that hail.

Westby sold $10,000 over asking. The seller kept $4,717 a traditional commission would have taken.

Then came Holmen.

Jordan wrote Fair Way's flat $5,000 buyer fee into the offer. To compete, a traditional buyer would have needed to write $6,234 more for the exact same home just to match it. Fair Way's offer won.

The seller paid the full fee at closing. Our buyers paid nothing out of pocket on a $394,900 home. And $500 came back to them.

And here's what most buyers in western Wisconsin don't know. If it hadn't been competitive, that $500 could have been $4,478 back in their pocket. Every dollar the seller pays above our flat $5,000 fee goes straight back to the buyer. Every time.

One family. A hailstorm. Sold over asking. Won in Holmen. Paid nothing to buy.

That is the power of buying and selling the Fair Way.

Thinking about buying, selling, or both? That's exactly what we're here for.

This past client worked with Jordan multiple times to buy and sell. This time around though she did it the Fair Way.

1806 Losey Blvd S in La Crosse just closed — classic brick Cape Cod in the heart of South La Crosse. Priced right, marketed right, under contract in 10 days.

Full service from start to finish. When it closed, the seller kept $3,820 extra in her pocket. In today's economy that is a win in our book.

That's real money. That's the Fair Way.
