I just listed this amazing Mid-century Modern home with private water access this week and had multiple over-asking offers within hours of listing! The new buyers are going to love walking to the beach, watching sunsets from their living room over the Sound, and resting in their exquisite NW retreat!

Is the Thurston housing market FINALLY swinging toward "Buyer's Market" territory?!
I hope so.
Real estate industry pros have evaluated the housing market by a measure we call "Months Supply" which is a measure of how many houses are for sale compared to how many buyers there are looking to buy those houses. Basically, it's a measure of how long it would take, at the current rate of sales, for all the houses currently on the market to be sold. We use this to define a "Seller's" market, where there is little supply but lots of demand, and a "Buyer's" market, where there is more supply and lower demand. The higher this number is, the easier it typcially is to buy a home. A balanced market has historically been thought to have around a 6 month supply. However, many people are begining to believe that number is lower in our modern, internet-powered world; maybe closer to 4 for us today.
Thurston County just hit a 9 year high for Months Supply of 2.5 months. This still sounds low, and it is nationally, but for us in the South Sound, this a whole lot better than the 0.4-0.5 months supply we saw in 2021 and 2022. The national supply is up as well, hitting 4.4 in April.
What do these numbers actually mean for a buyer in the Sounth Sound? There are more and more homes coming on the market to choose from and a little less competition, making it easier to find and buy a home that fits you well.

Many folks have asked me “What is Restorative Realty?” So, I wanted to fill you in on what I have been up to.

Every Person. Every home. Every community. We all have stories. We’re shaped by them, guided by them, and we are each in the process of writing them each day.

What if our homes, and even the search for them, could be a restorative tool in those stories? Could become something deeper? A taste of the goodness we’ve been needing? Those are the questions we’ve been asking for years, and that have shaped our approach to real estate.

Our homes are not just where we sleep and eat. They hold all those moments of joy, heartache, and connection that make us human. Restorative Realty is a way of approaching people and our homes shaped by the holistic understanding of how they affect our physical, emotional and even spiritual health.

At Restorative Realty we believe homes can be a blessing that helps bring health and healing to our hearts, our community and the land we steward. We strive with every client to understand the greater story that their home ownership is set within so that we can assist them on this journey. We believe deeply that there is goodness and healing waiting for each one of us, and that our homes can play a role in experiencing it. Pursuing this within our profession is what we call Restorative Realty.

Restoration of homes is where we started 10 years ago when Alisha and I bought a HUD foreclosure that had been abandoned for years in a small town in Colorado. After fixing the gas and water leaks, rebuilding the electrical panel, and getting water and power turned back on we had our first painting party to satisfy our loan folks. Our family was horrified at what we had just bought. The first few friends who came over wouldn't set their toddlers down on the floors. But, after a few years of weekends and summers we had brought the 110 year old house back to life. We still love and miss that place!

What's with the junk car in the background?

I've gotten this question a several times. My buddy Isaac and I were going out to do a photo shoot in the woods across the street from our favorite pizza shop and coffee place (we love you, Vic's and OCR!) and we realized that those wonderful woods we drive by each day are actually a dumping grounds from random cars and trash. Heartbreaking, but it's a good reminder of the brokenness our community is wrestling with at almost every level.

I can try to keep the work I do as a real estate agent at an arms-length from this realty, but that's ignoring the situation. This has prompted in me a deep desire and curiosity to find a new way to do real estate. The question I am wrestling with is, "Can our homes be a conduit of restoration and healing for hearts, community and land?" I think so.

To that end, I am working each day to find answers to that question in my own life and in my service to my clients in real estate. Want to know more? Give me a call and let's get some coffee across the street from that car!
