Most homeowners in Olympia focus on the listing price… but overlook the clock that starts ticking the second their home goes live.

I’ve seen it happen more times than I can count.

A great home, priced just a little off, sits for a few weeks… and suddenly buyers start looking at it differently.

The conversation shifts from “what’s this home worth?” to “what’s wrong with it?”

Nothing actually changed about the house… just the perception.

What I tell every seller I work with: those first couple of weeks on the market are your biggest advantage.

More than upgrades.

More than staging.

More than any price reduction you might make later.

That initial window is where you create demand, urgency, and strong offers.

And once it’s gone… you don’t get it back.

I’m Tim Lynch, real estate advisor. I help sellers in Olympia go to market with a clear strategy from day one.

Summer is one of the most competitive times to buy… and most people underestimate what that actually means.

With school out and schedules a little more flexible, more buyers are jumping in at the same time. Inventory may feel steady, but the best homes? They don’t sit.

If you’re thinking about making a move this summer, here’s what matters most:

The right homes move quickly. Being pre-approved, clear on your priorities, and ready to act makes all the difference.

A lot of sellers right now are working with timelines—relocations, job changes, or trying to get settled before the next school year. When we understand their situation, we can structure an offer that stands out without just throwing more money at it.

And don’t let competition rush your decisions. Multiple offers don’t automatically mean it’s the right home. Protect yourself, do your due diligence, and get the inspection.

A summer move can be a great opportunity—you just need the right strategy going in.

I’m Tim Lynch, real estate advisor. I help my clients navigate competitive markets with clarity and confidence.

If a move has been on your mind, let’s talk through what it could look like.

Little League Day at the Seattle Mariners ⚾️

Nothing better than seeing these kids walk into the stadium with their teams, full of excitement and big dreams. The energy, the uniforms, the pride… It’s what makes baseball so special.

Moments like this are what it’s all about: community, teamwork, and creating memories they’ll never forget.

And one of the best parts about living in Olympia? Seattle is only about an hour away, which means days like this at T-Mobile Park are just a quick trip up I-5.

Days at the ballpark just hit different.

Most buyers focus on negotiating the list price… and miss where the real leverage actually is.

Meanwhile, some of the biggest savings in a deal have nothing to do with the price at all.

Start with the rate. Asking the seller for a rate buydown can seriously lower your monthly payment and save you thousands over time.

Then look at repair credits. Instead of going back and forth on fixes, negotiate a credit at closing so you control the work, the timeline, and the end result.

Also, don’t overlook what comes with the home. Appliances, window treatments, even furniture in some cases… all negotiable, and all things you won’t have to pay for later.

And one of the most underrated moves: talk to more than one lender. The difference in rates and terms can be bigger than most people expect.

I’m Tim Lynch, real estate advisor. I help my clients find opportunities most people don’t even know to ask about.

If you’re thinking about buying, or just starting to explore what that could look like, feel free to reach out anytime.

Pricing your home correctly from the start has a bigger impact than most people realize.

If it’s priced too high, it tends to sit. And the longer it sits, the more buyers start to question it, which usually leads to price reductions and less leverage.

If it’s priced too low, you risk missing out on value you could have captured.

The right pricing strategy creates momentum.

It brings in the right buyers early, drives more interest, and puts you in a stronger position when offers come in.

It’s one of the most important decisions in the entire process—and one we take seriously from day one.

Yeah, who you hire does matter.

Not at the easy parts.

At the moments where things get unclear, competitive, or unexpectedly expensive.

When the numbers shift.

When the paperwork gets confusing.

When you need someone who’s seen this before and knows how to respond without panic.

That’s where the difference shows up.

If you’re planning a move in 2026 and want someone in your corner who’s focused on protecting your interests, my DMs are always open.
